Labour Rate (Without material) Construction Cost (Updated on November 17, 2015)
Rates of Covered Area Rs.240/= to Rs.260/= per square ft.Basement Rs.320/= to Rs.360/= per square ft.
Masonry work: Rs.25/= per square ft.
Plaster work: Rs.15/= per square ft.
Marble work: Rs.20/= per square ft.
PCC floor before tile / marble: Rs.20/= per square ft.
Excavation with machine (Free if you do not need excavated soil): Rs.2/= per Cft
MATERIAL Rates
Bricks: Rs.7,500/= for 1000 (Pattoki)
Sand Chanab: Rs.25/= Cft
Sand Ravi: Rs.10/= Cft (Ask for Mehmood Booti area)
Crush Sargodha: Rs.55/= Cft (if you buy directly from crusher)
Steel: Rs.88,000/= per Ton (it includes carriage, loading, unloading of 2000 tons)
Grey Structure Construction Cost (including material)
Rs.1200-1300 per square ft.
Finished (Turnkey) House Construction Cost
- Rs.2,000/= per square ft. (Normally Good)
- Rs.2,500/= per square ft. (Excellent)
- Rs.2,700/= per square ft. (Luxury)
Moreover Pergola (front elevations) rate are taken as 50% of covered area rate.
Estimated Time of Completion
Generally the contractor would be ready to make a contract to complete a home (up to six months) but practically completion is not possible before 8 months. Labour class goes to their native area and work is fully stopped for at least two weeks on each Eid, Moharram and in April (to take part in wheat crop cutting). In general, labour belongs to same family / area so in some Khushi Ghammi they leave the work and come back only when nothing is left in their pocket.
After understand all these factors I would suggest that one should keep at least 8 months in the mind for completion of a home but the contract should be made of 6 months. If mutually agreed then some plenty should be included in the contract clause in case the responsibility of late lies on contractor and vice versa. There is no harm for decided an appreciation clause if the project is completed before time. This may be Rs.500 per day if the work is late by 15 days and Rs.1,000/= for more period of time.
I understand that this plenty would be only to pressurize the contractor and a moral obligation. It may help in avoiding unnecessary delay in the work.

1. No, the rate of construction on ground floor is significantly high if you make a contract for only one floor. In case of complete house construction, the contract is made on the basis of covered area which is same for all house.
2. It depends upon your plot size, selection of architect and housing project.
3. I am not aware of DHA procedure. For Bahria Town you need to apply for construction of your house in Bahria Design Wing by providing copy of ID card, possession and allotment letter. They will issue you a challan form payable in NIB bank. You will get a map designed and approved and then can start construction of your house. The process takes around one month if you have done your home work properly.
4. For a 5 Marla plot it is generally not feasible. The cost increases a lot which an owner of 5 Marla plot can not afford.
5. Practically speaking that you can not check. Whether you are in Pakistan or abroad you need to hire some one who will be responsible to receive and count and take care of the material at site. An experienced Chowkidar can do it very well.
6. In stages.

As far as grey structure is concerned, you calculation is fine but for finishing i might have different outlook viz
If i take a home with covered area of 4000sqft in Bahria town then it will trickle down like this 1200*4000=4800000
Wood work, the labour of wood work in islamabad is hovering around 250000/- and ash wood is being rated @2600 and it will roughly will not less than 1M since buying sheets, locks, and related tools make it too expensive. Only the material will cost around not less than 7 lac rupees if u go for engineered doors. frames made of ash wood and inside sheet of ZAK etc.
If u go for normal china or master tiling and in set backs and porch marble with top flooring, u will never end up having cost less than 1 M.
Good quality glass and aluminium say 1.6mm will cost around 500 per sqt.It will also cost u around 300000. Main gate will cost not less than 60K, The electricity fittings will cost around 300000/- Each wash room will cost sonex normal fittings around 30000/- totalling not less than 200000/- in any case. Door and cuboard polishing will have cost not less than 100000/. The colour if used ici/berger/kansai will only have labour rate around 150000-175000/- and material will cost not less than 250000/- making it total more than 500000/- with good 3 coats including weathershiled.
So bhai jaan if u look it rationally, it will not less than 2500 persqt for good finish. and for very ordinary finishing cost will be around 2000/-. In our construction work, it is well established that how much is spent on grey structure will fetch atleast the same amount for finishing. A number of things which i am not mentioning here will crop up when u ll go for actually finish home like jalis, safety grills, stair marble, kitchen marbles and many more.
your made point there, since i am doing construction business you need very reliable constructor who just not hide things because you are not paying well and costs are high.

ReplyDeletePlaster work good rate is rs:10-12 on running foot basis. for understanding sake;A wall of 11ft height and 20feet wide will be 220running feet.
here in islamabad now tasi karandi rate now in the range of rs:250-350 depending upon the contractor work performance. an expensive contractor is one who makes u free from all headaches and is self motivated
colour exterior / interior rate is 10-12 running ft

ReplyDeleteHello every one. i build up a house in islamabad area. 5 years back. it cost me Rs=1100/sqft. for grey structure. now the labour rate for grey structure is between 200 ---250per sqft. and the current rate in islamabd; and complete grey structure is Rs-1350/sf. but if u take pain to provide material to contractors. it will cost u 1500 2000 per sq ft. labour rate varies around 250/sf
