All what looks gray when completed is called gray structure. Following items come in gray structure but need to get agreed before singing a contract.
Following items (in general) are NOT included in GRAY STRUCTURE:
- Foundation
- Walls
- Roof
- Cement Plaster to wall
- Under ground water tank
- Roof water Tank
- Septic tank also
Following items (in general) are NOT included in GRAY STRUCTURE:
- Boundary wall is generally priced separately.
- None of the services like electric, sewage water, woodwork and painting are included in gray structure works.
- Flooring marble tiles Aluminum steelworks and face work are NOT get counted in it and called Finishing works.

DeleteLabour Cost (or any cost) in construction is generally dependant upon the covered area of some project (not the size of plot). Some people cover as much as place for construction while the other leave open space.
Generally a covered area of 10 Marla plot is around 3,500 square ft. In this situation the labour cost would be in between Rs.8 Lac to Rs.8.50 Lac.
Depending upon the quality of construction and finishing standard you need to have Rs.65 Lac to Rs.75 Lac.

The information you had may be old as rates have increased during last two years.
DeleteSecondly (as I already mentioned) the cost depends upon covered area not the plot size and quality of construction.
The cost and quality would only be controlled when you hire only services.

DeleteYesterday, I went to Bahria Town Sector-D and I met few contractors. I asked them i want to construct a 10 marla house. How much it will cost me? they all said to me 40-42 lacs for a 10 marla house (3300 square feet) for normal cost. if i will go for spanish tiles, imported fittings then it will cost me more.
ReplyDeleteAfter that i went to they building material store and find the prices of cement, blocks, iron, sand, tiles, wood, fittings and i realize that if some one use money wisely they can make a 10 marla house in 40-42 lacs.
Can you mention here the prices of above mentioned items.

@Anonymous, when someone start their house, he gets all information and conclude as you thought. However usually when he complete his house, he nearly become MAD. In have recently built my home of 10 marla double story of total covered area 3064 sq.ft costs 70 lakh. I appreciate Mr. Hussain Kaisrani expert view that 10 marla cost 65~75 Lakh depending upon quality of finished items.

I agree with you 100% as i am constructing my 10 Marla House in Bahria and just on Grey Structure with A+ Material I have spent almost 45 Lacs and finishing stage is about to start which can roughly vacuum around 20-25 Lacs more.

ReplyDeleteWe are constructing two 5 marla (Total 10 marla) homes in Bahria Sector D. Gray structure cost us 38 lac, although we are buying construction material ourselves and paying only labor charges to the contractor.

DeleteWe can not calculate the cost of some proposed house until we have its covered area.
A standard 8 Marla double storey house has covered area of 2500 square ft.
For a good quality of construction one should have a budget of Rs.60 Lac.

kaisrani sb slaam, plz tell that it is generally believed that contractor uses low quality and cheap masons as it is obvious that he has also to earn about 30% of total labour cost received. If we use experienced and skilled masons on daily(daihaari) basis, although it is old-fashioned these days , will it not be more useful and economical than contractor using its own labour ?? thanks

ReplyDeleteI need some help of an expert.I've some land 48 feet long X 28 feet width kind a 1344 sqft..Its map is already done by a friend of me who is civil engineer but currently out of touch...basic foundation also already done...I want to go for grey structure...Be noted that the said property is in Hafizabad..Mostly ppl start saying cost shall be per square feet but am not interested in it coz I myself shall provide the material to masons....so before start working on grey structure I want to know how many number of bricks, cement, sand, crush and steel I need? Be noted that we want to construct it double storey..Height of walls around 26 feet...
