لاہور میں ’نالج سٹی‘ کا منصوبہ

پنجاب کے وزیرِاعلی شہباز شریف نے لاہور کے نواح میں ’نالج سٹی‘ یعنی علم و آگہی کا شہر کی تعمیر کے منصوبے کو عملی جامہ پہنانے کے لیے سابق وفاقی وزیرِ تعلیم احسن اقبال کی سربراہی میں ایک کمیٹی تشکیل دی ہے۔


اس منصوبے کی کامیابی کثیر القومی کمپنیوں کے اس شہر میں دفاتر کھولنے پر بھی منحصر ہے

اس کمیٹی کے ایک رکن اور پنجاب انفارمیشن ٹیکنالوجی بورڈ کے چیئرمین ڈاکٹر عبدالغنی نے بی بی سی کی مناء رانا کو بتایا ہے کہ ’نالج سٹی‘ سات سو ایکڑ پر واقع ایک ایسا شہر ہوگا جس میں سائنس، ٹیکنالوجی اور خصوصاً انفارمیشن ٹیکنالوجی کے ماہر رہیں گے، ان کے کام کی جگہیں اور ان کے کام سے متعلقہ صنعتیں بھی اسی شہر میں ہوں گی۔

ان کے مطابق یہ ماہرین اپنے علم سے اردگرد کی چھوٹی اور بڑی صنعتوں کو بھی فائدہ دیں گے۔

انہوں نے بتایا کہ اس نالج سٹی کا ایک مقصد یہ بھی ہے کہ جو تعلیم یافتہ اور باصلاحیت نوجوان پاکستان میں اپنی صلاحتیوں کا صحیح معاوضہ نے ملنے کے سبب ملک سے باہر چلے گئے ہیں انہیں واپس لایا جائے۔ انہوں نے کہا کہ سائنس اور ٹیکنالوجی کے ماہر ان نوجوانوں کو اپنے ملک میں ہی بہترین رہائش اور زیادہ معاوضے والا کام ملے گا تو یہ اپنی صلاحیتوں سے اپنے ملک کو فائدہ دیں گے۔

اس منصوبے کی تکمیل میں تین سال لگ سکتے ہیں لیکن اس کی تکمیل اس بات سے مشروط ہے کہ کتنی کثیر القومی کمپنیاں اپنے ذیلی دفاتر یہاں قائم کرتی ہیں اور تعمیرات کے ادارے یہاں ہاؤسنگ سوسائٹی بنانے میں دلچسپی ظاہر کرتے ہیں۔

ڈاکٹر جاوید عبدالغنی نے بتایا کہ اس منصوبے کی تکمیل سرکاری اور نجی شعبے کی شراکت سے ہوگی۔

انہوں نے بتایا کہ آگہی اور علم کے اس شہر میں انفارمیشن ٹیکنالوجی اور سائنس کے دوسرے ماہرین کو کام کے لیے ایسا ماحول ملے گا جو بین الاقوامی معیار کا ہو اور اسی لیے اس شہر کو بجلی کی فراہمی کا خود مختار نظام بنایا جائے گا۔ ڈاکٹر جاوید کے مطابق وہاں ان افراد کو تیز ترین انٹرنیٹ کی سہولت ہو گی اور سب سے اہم کہ انہیں مکمل سکیورٹی فراہم کی جائِے گی۔

ڈاکٹر جاوید عبدالغنی کے خیال میں اس منصوبے کی تکمیل میں تین سال لگ سکتے ہیں لیکن اس کی تکمیل اس بات سے مشروط ہے کہ کتنی کثیر القومی کمپنیاں اپنے ذیلی دفاتر یہاں قائم کرتی ہیں اور تعمیرات کے ادارے یہاں ہاؤسنگ سوسائٹی بنانے میں دلچسپی ظاہر کرتے ہیں۔

GARDENIA HOMES, Sector C - Bahria Town Lahore

Gardenia Homes were introduced in the market about two years ago when Bahria Town Lahore shifted many of its Gulmohar Block plots to either Nargis Block, Janiper Block or Bahria Orchards. In the start it was told that Gardenia-1 project will have 16 homes (plot Nos.113 to 122) of 7.4 Marla and 160 homes of 5 Marlas. Both of these homes will be double storey with 3 beds attached baths. There will be a 10 Kanal size park. But later on the construction was started on only 40 plots which is still under process with good speed. All the remaining plots were sold through property dealers and a special deal package was introduced. The map of Gardenia is not found in Bahria Town Sector C official map. Same is the case with Gardenia Homes which are never advertised on Bahria Town official site. Even these homes are not being marketed /sold by Bahria Town offices.

The reason behind this is that it is not a Bahria Town project. UN Enterprises is constructing, marketing and selling these homes with a logo "Your Dream, Your Home". Gardenia homes have no relation with Villa Gardenia of Safari Villas or LA GARDENIA Park in Sector B. The booking office of Gardenia Homes is in Home number 1 Gardenia Homes Sector C, Bahria Town Lahore. The quality of construction is very nice. Accommodation and lay out of these homes is good. Only stairs are on congested side which is understandable due to the size of plot. All of these homes are facing park. These homes were booked on Rs.35 Lac about a year ago. The man behind this project is (a close family member of Major Amir Sahib) Nasir Malik who completed Lane number 7 (Villas Numbers 145 to 162) of Safari Villas in 2005 - 2006. These Safari Villas are much better in finishing and wood work items due to quality work of Nasir Malik Sahib. You can reach Gardenia Office through email.

Gardenia is situated on dead end of Sector C, Bahria Town Lahore after Gulmohar Block. It seems that Bahria Town has got more land under its control as boundary wall has started bit exceeding towards canal. The photographs will show the location. About 10 homes are completed but possession is not yet given so no family has yet moved there. Three private homes are also under construction and one of them has residence in it.

The project has its own small (10 small shops) commercial area. At the moment this is the only constructed commercial area in Sector C. As soon as people start living in Gardenia, the construction activity will significantly improve in Gulmohar and Overseas Enclave A.

I want to buy a 200 sq yard ready to move Safari Villa. Just have few questions if Mr. Adil or Mr. Hussain Kaisrani could reply:

1. What would be the price of a 200 sq. yard Safari Villa, Serena in particular,approx.

2. Do we have new and old category of villas.And is there big price difference between the two.

3. Are there any ready to move villas among the new category.

4. Are the new villas located in the same premisis or elsewhere, i had heard that they are located in C Sector.

5. Are thse villas with gate and which category is best suited for somewhat religious minded family, requiring complete privacy.

You are welcome!

1. You should have arrangement of Rs.42 Lac. It is only to give you an idea. You will need extra Rs.125,000/= for transfer fees, commission and other misc. expenses. At least more Rs.300,000/= are needed to shape a villa into YOUR home.

2. Yes, generally we can have both but some time buyer needs to wait. There are many differences in old and new one. Dealers will tell you many stories but actually only following points are important:
A). Almost all the villa's grey structure was made at the same time (about 5 years ago) so main thing is same only finishing may have some differences.
B). Old Villas are located nicely. Obviously new villas are made on sides though few new villas are also on good locations. In real estate LOCATION matters a lot.
C). The quality of wood work including doors etc in new villas is in very highly finishing but not in good quality. Some old villas do have same wood work and quality.
D). Almost all the new villas have KACHI TILES installed though it looks good and old villas have Granite Tiles.
E). You are clear about the problems of old villa which you are going to buy as it is used but you do not have any idea what kinds of problems will come out from a new villa after a year or so.
F). Old Villas are being sold less than Rs.40 Lacs and new are demanded Rs.43 Lac. In any case you can get an old villa about Rs.3 Lac less than the new one. With these Rs.300,000/= you can make your villa fine in all respective.
G). Few new villa have good quality fixing which is not found in any old villa (if the owner has not installed by him/herself).
H). Workmanship in both villas was almost of same quality and level.
I). GUTKA or small tiles are fixed on front elevation of all new villas. Many of old villas are also having this facility.
J). Steel Grills is the only edge in new villas. The old villas has the grills in iron only.


3. Yes! there are ready to move new category villas available in the market. Adil Saeed Sahib may guide you about it.

4. Safari Villas Lahore is a gated and boundary walled community and all the villas are in same premises. Sector C has Gardenia 1 in it which is not related to Safari Villas.
5. Privacy is relative for every one but except main gate all other rules are almost same in all over Bahria Town Lahore. You are safe with in your villa. Yes! boundary walls are on smaller side and gate is not fully closed. Religious minded members of Safari Villas are equally enjoying their living in it. By the way European Style has best possible privacy system in it.

6. The monthly rent is approximately Rs.18,000/= nowadays as possession of many villas has been handed over to their owners recently. Generally the rate remained in between Rs.18,000/= to Rs.20,000/=. YES! villa can easily be rented out if rent is demanded as per market rate and it is in reasonable condition.

7. Yes! There are few villas sold in front of Trafalgar Square and Safari Park to general public but on very higher price. The availability and rate could be found out from Adil Saeed Sahib.

8. It is not an issue to sell a villa if you are ready to sell it on current market rate. Please keep in mind that the COST of your villa will jump about Rs.150,000/= (at least) on the day when you get it transfered on your name BUT (and this BUT is very important) the PRICE will remain the same on which you bought it. And if you transfer this villa into YOUR home then its cost will further go up about Rs.200,000/= (at least) and buyer will NOT pay you for these costs. Generally people do not understand these matters and demand the price after calculating their cost. This formula, unfortunately, does not work here.

How to Buy a House? (Seth Godin)

Actually, how to think about buying a house.

You don't see a lot of ads trying to sell you on spending too much money on a house. It's more subtle than that. The marketing is all around us, and has been for years. The enormous social pressure and the expectations that come with it lead to misunderstandings and confusion. Here's my advice to someone in the market:

  1. In an era where house prices rise reliably (which was 1963 to 2007), it was almost impossible to overpay for a house. It was an efficient market, and rising prices cover many mistakes. Investing in houses in the USA was a no-brainer. More leverage and more at stake just paid off more in the end. This consistent, multi-generational rise taught us more than an ad every could: buy a lot of house with as little downpayment as you could.
  2. A house is not just an investment, it's a place to live. This is the only significant financial investment that has two functions. Things like cars and boats always go down in value, so most of the time, if you're investing, you're doing it in something that you don't have to fix, water, fuel or live in. You shouldn't fall in love with a bond or a stock or a piece of gold, because if you do, you won't be a smart investor. The problem (as people who sell and fix and build houses understand) is that you just might fall in love with a house. What a dumb reason to make the largest financial investment of your life.
  3. The psychology of down markets is irrational. Rising house prices might be efficient (many bidders for a single item lead to higher prices), but when there aren't so many bidders, irrational sellers (see #2) don't lower their prices accordingly. So, inventories get longer and it's easy for the prospective buyer to think that a certain price is the 'right' price because so many people are offering houses at that price. Just because someone offers a price, though, doesn't mean it's fair in a given market.
  4. Along the same lines, anchoring has a huge impact on housing prices. If someone offers a house for $800,000 and you think it's worth half that, you don't offer half that. No, of course not. The price is a mental and emotional anchor, and you're likely to offer far more.
  5. The social power of a house is huge. When you buy a big house or an expensive house, you are making a statement to your in-laws, your family, your neighbors and yourself. Nothing wrong with that, but the question you must ask yourself is, "how big a statement can I afford?" How much are you willing to spend on personal marketing and temporary self-esteem?
  6. Debt is an evil plot to keep you poor. If buying a bigger house (or even a house with a living room or a garage) is going to keep you in credit card debt, you've made a huge financial error, one that could cost you millions.
  7. By the time you buy a house, you probably have a family. Which means that this is a joint decision, a group decision, a decision made under stress by at least two people, probably people that don't have a lot of practice talking rationally about significant financial decisions that also have emotional and social underpinnings. Ooph. You've been warned. Perhaps you could add some artificial rigor to the conversation so that it doesn't become a referendum on your marriage or careers and is instead about the house.
  8. If you have a steady job, matching your mortgage to your income isn't dumb. But if you are a freelancer, an entrepreneur or a big thinker, a mortgage can wipe you out. That's because the pressure to make your monthly nut is so big you won't take the risks and do the important work you need to do to actually get ahead. When you have a choice between creating a sure-thing average piece of work or a riskier breakthrough, the mortgage might be just enough to persuade you to hold back.
  9. Real estate brokers, by law, work for the seller (unless otherwise noted). And yet buyers often try to please the broker. You'll never see her again, don't worry about it.
  10. You're probably not going to be able to flip your house in nine months for a big profit. Maybe not even nine years. So revisit #2 and imagine that there is no financial investment, just a house you love. And spend accordingly.
I'm optimistic about the power of a house to change your finances, to provide a foundation for a family and our communities. I'm just not sure you should buy more house than you can afford merely because houses have such good marketing.

1. What is the Bahria transfer fee for a 5 Marla house (price approximately 32 Lakh)?

2. What is the Bahria transfer fee for a 5 Marla villa (price approximately 25 Lakh)?

3. What is the Bahria transfer fee for a 8 Marla villa (price approximately 41 Lakh)?

4. This transfer process takes how many days?

5. Any update about Sui Gas in Ali and Usman blocks?

When coming to buy a villa in Bahria Town, I would like to request you not to disclose to dealer a or seller that you have only one week to make the decision. It is not an enough time if you have not already done your practical home work in this regard. But you can manage time if you start working on the matter right from very first day.

Villas in Sector B are expensive than Safari Villas so if you have made your budget as per given price then Safari Villas are the best option in this price range.

It is worth mentioning that Safari Villas transfer fees has no relation to its price.

Q5. Any update about Sui Gas in Ali and Usman blocks?

Ans: Gas is available in Ali Block and Usman block but getting gas connection in these blocks is bit difficult. One can get the connection by spending extra about Rs.30,000/=

Is Bahria Town Lahore Load Shedding Free?

I have received few emails with a request to express my views on this advertisement appeared in almost all national newspapers.Bahria Town Lahore tries its level best to provide first class facilities to its residents. In these days electricity load shedding is the main problem in all over the country and Bahria Town was some how managing it very nicely. Nowadays Bahria Town is under pressure as its source of electricity production is not clear to media and general public. This ad. is to put the record straight only.It is worth mentioning that the residents of Bahria Town Lahore are also facing load shedding though it is under some system. I am afraid that the situation will not remain the same in near future.

@ Dear limo, Sir! I was right when I wrote that there is no concept of any power outage in Bahria Town and now when situation is changed I am here to pass on information.
Bahria Town does have its own dedicated grid station but it gets electricity from LESCO (Lahore electric Supply Company). As the information of continuous power supply went in public and media so Bahria Town management was made bound to start load shedding. Though this ad. is still announcing that there is no power outage in Bahria Town but I am trying to make things clear to visitor of this page.

Limo, I think your Concept is the Grid is a place where power is created like oil well, Grid is merely a place to divide and regulate supply and load.
It was obvious that with more population and more load of ACs either
Bahria will have to upgrade the generators or people will have to bear load shedding may be lesser than public. If Bahria is able to establish bigger turbine generators with efficacy of about 40% they can supply power to Bahria town at marginally expensive price than WAPDA.

Dont you think it would adversely impact the Bahria's name on the whole. Though back up gen sets are in place, but forSafari Villa residents only, i believe.

@Habib,

Actually i had an understanding that since Bahria is having a dedicated grid, so there might be some sort of contract between Lesco and Bahria for the uninterrupted power supply to the arera.
Having your own power generation capability and not to depend on the national grid is not a bad idea either.Instead Bahria can sell out the surplus power thus generated to Wapda also as most of the other private power plants are doing.

I agree with you that
Bahria Town had a great edge on other housing projects that they were providing electricity without load shedding. If they can not manage it to do so then its attraction will not remain the same.
I am informed by a responsible person that Bahria Town has ordered new power generations which will control the electricity problem. I could not yet confirm the inform. Personally I understand that the management has made some arrangement with LESCO and through this ad. they are announcing that we are not Dependant upon LESCO. Otherwise there is no justification of spending too much funds on this useless advertisement.

If the loadshedding has now started it means it was not
bahria generators but bahria was bribing LESCO officials for continuous supply. It also means their generators are not enough to supply current population which is growing. It seem impossible to add additional power supply for whole bahria town just by generators cause that will be so expensive.

Either the capacity will keep going lower than demand or they will at some time pass on huge costs to residents. Its beyonds imagnation how long they can afford to spend millions per day for backup power supply.

Who will spend that money if God forbid something happen to Malik Riaz.

Bahria Town Lahore has addressed the issue of load shedding and from yesterday (after the start of this thread) no power outage has been witnessed. Hope the matter will be managed by Malik Riaz Shaib nicely.

@ Arshad Mahmood!
Bahria Town has provided best quality services including electricity to its residents. When Bahria Town was using general grid station then generators were used and residents were charged flat rate of Rs.9/= per unit. Now after the installation of dedicated grid station the rates are significantly reduced but the quality of service is very much improved.
Bahria Town buys basic equipment (generators, grid stations, buildings, medical college, buses, schools etc etc) by its own means but its cost of running is ultimately transfered to the users.

Seeking For Guidance regarding Ceiling Wok

I am in process of construction of house in Ali Block, Sector B, Bahria Town Lahore. With the help and guidance of few friends in the construction business we have finalized grey structure now. I have not yet found some committed and quality conscious person working in the field of CEILING WORK. Quality in simplicity is our main concern.
