I have heard Bahria town has imposed some development charges on Awami Villas Lahore ... are you aware of this development?? if yes then how much are the charges, installment size and when is the first installment due?? thanks

Bahria Town did not own it (or at least will avoid to announce its activities) in the national newspapers etc etc. Secondly Bahria Town Lahore management likes to keep its market slow. Again there are many reason behind this approach but the main one is to reduce the memberships of its non existing projects. Hope this makes some sense. |

It seems like they overbooked Sector F and unable to get the required land that they have planned initially. Now trying to reduce the membership by either buying back to keep a low profile so that prices do not appreciate or merging which is gong at moment. Ref: >> Sector F is not an approved project. As per my understanding Bahria Town has not made any announcement regarding its Sector E in national newspapers. I may be wrong if you have personally seen Sector E advertisement. @ dubai, You got a good price and it is a good return on your investment. One should move to DHA if not satisfied with investment in Bahria though Bahria Town is equally rewarding in general. Yes, Its cunning tactics and games are creating disturbance to many of its members. Good Luck brother! |

Hafiz Sajad replied on Monday, June 22, 2015 12:28 AM PST bros let me tell you something the reason for possession is that Quaid block is next to ghaznavi block, i dont remember the rates but 6-8 months ago people with a low budget bought at the end of bt(quaid) to make a house to save 15-20 lac in land cost which would ensure completion of their 10 marla house. i remember a rate diffrence of 8- 10 lacs between quaid and ghaznavi blocks on ground u cant tell the difference only on the map, they are integrated together, one guy instead of quaid bought ghaznavi and went to al-falah building for permission, now bt also wanted construction to start their also so upon a request and justification by the plot owner that all development is complete and there is no difference between quaid and ghaznavi bt gave permission and now many houses are under construction. |

Now what? He was called in GHQ lately for a meeting on the issue. Then, he gave a statement on TV saying issue is only dadocha dam. Is it really just the dam because as far as I know most of the land is also not acquired and not people demanding 6 lacs per kanal for it. |

The biggest problem that residents face is at canal exit / entry point and we heard that bahria are planning to build a flyover at shahkam chowk. Hafiz Sajad replied on Monday, June 22, 2015 01:26 AM PST @ HHH MR has given cheques to General Raheel Shareef of close to 30 billion rupees and dated December 2015, they will be cashed if he doesnt by land and deliver DHA valley by December. @Shah sahib bt has gotten approval of the flyover at shahkaam chowk, they have also paid the necessary bribes to Punjab govt for construction. the problem is that factory on the chowk where the signal is, they are a strong group and are affiliated with n league, they have a stay in place also the owner of imperial college building has gotten a stay, they tried to cover the canal road with a wall sometime back but bahria stopped them by sending security guards, so its stays after stays. Punjab govt is not in favor of bt in lahore so they arent doing much to help. MR is busy in karachi so even hes not paying much attention to the problem yet. |

I am aware of these ads appeared on website and distributed as a separate paper placed in the newspaper. My point is that Bahria Town did not make any advertisement and announcement about its Sector E and F in national newspaper (at least in the Punjab). I would be obliged if you could provide the link from any national newspaper. If we can find such an announcement / ads, it will help us in understanding the level of Bahria Town's relations with LDA (and Lahore Sarkar). Thanks. |

Whats the bottom line of Bahria Town in following cases: 1- MR fails to buy the land and deliver the DHA Valley Project and Army encashes his cheques. 2- BT fails to deliver Sector-F, Golf View, Greens etc. in next 1-2 years. 3- MR is Held by authorities for Land issue in Karachi. 4- MR is bankcrupted and fails to deliver non finished projects and files. 5- Sector D,E, F are declared illegal by authorites, then what will be standing of owners. 6- As all Bahria Land in Malik Riaz name, then what will happen when he dies (Mal Allah give him long life and seha) but as you know one man is different from society owned land. ( Either affectees will be paid back be NAB or ARMY ) So the point is to know te results in worst case scenario. :) :) :) :) :) Regards |

The problem is not the DELAYS, actually it is UNCERTAINTY, while investing with DHA one thing sure that they issue files against the land only while BT issue files in the AIR and they issue more than the available land. so once you know that land is available then by end of the day the specific project will be developed, but once you know that Land is not available then somehow you get upset, like Greens, Golf and Sector F (additional land for non-balloted files). anyhow I am not against BT, I still hope that the things will get on track soon and everybody will get exit on profit from Bahria Town. lets wait and look forward to hear something favorable from Bahria about the unfinished projects. Actually in these type of uncertain situations I have seen that always investor makes money by purchasing files/plots from common people who have one or 2 plots at minus and makes money on the same later on when storm of uncertainty is over. As I am witness that lot of people dumbed their plots and files in 2012 when MR & Arslan Iftikhar issue was there and investors purchased all these items at very cheap prices and later on made huge profits on those things and those who sold at that time kept seeing the rising prices in Bahria and got astonished.
