Where to Invest - Bahria Orchard, Lake City or DHA Multan?



Advice needed


I have an 8 marla plot in LCO-C, Bahria Orchard, Lahore but that is still not on ground plot. Should I wait for possession that is expected next year. Or move to DHA Multan? If I get a bad location plot in DHA Multan, what can be the expected rate for that 1 kanal in DHA Multan?

Faisal Sahib,
If it is only an investment and you can wait for a year or so, I would suggest you to remain with Bahria Orchard.
The location of Block C in Bahria Orchard is superb. You never know what will be the result in DHA Multan after balloting (as you mentioned).
I am not in the position to predict about DHA Multan rate. Other friends may give some idea in this regard.

The opinion of Hussain Kaisrani sb Are golden words for you. I think there is no any further steps you need. Just hold your plotand watch the result. If you will not satisfied then check other one otherwise I personally know that you will gain much more within a year or two. Be patience.

I am biased when comparing Lake City and Orchard so your decision should not be based upon my views. Please wait for more suggestions.

My choice would be Bahria Orchard (specially when you already invested in it).

No doubt about it Lake City have very good potential for investment point of view keep in mind the alternative Raiwind Road and Lahore Ring road will give it more boom in near future but the expenses which faced by a investor to jump to another one is not wise in the game of 50/50.

Faisal, situation in raiwind side is there are 3 or 4 well reputed projects

Lake City
Bahria Orchard
Fazaia Lahore
and DHA Rahbar

one should diversify always but it really doesn't matter as they all are gaining almost give or take

I have bought in all 3 except fizaia yet, couple of plots so not much options here

Dear Faisal sb, I am shocking why you are insisting on lake city again and again, Lake city is far behind Bahria Orchard. There is no comparison between bahria brand and lake city. Lake city is not famous as bahria town. So far my experiences, lake city has no resale value as bahria town has. Bahria town is competing with DHA and has better facilities and security system.I think it is like a suicide to sell bahria orchard c block plot and re-invest in lake city. Bahria Orchard c block is nice location and has a lot of pot
ential in near future. I am fully agree with Hussain Kaisrani sb.

The future of Bahria Orchard is brilliant. Excellent development all over. Masjid in each block, Bahria Hospital, Arena Cinema, Bahria Schools and College, Big Commercial, 120ft Express way, a big commercial round about between H and J block, a petrol/conk pump under construction, Bahria Head Office, Telephone Exchange, all amenities are available including 24 hours Electricity and Security etc.

Some people are also holding and crying for BT files since a very long time. People who purchased in Sector C ten years ago were thrown into Orchard. Also BT renders heavy charges in every possible way as extortion money from land owners if they dont construct, much higher than Dha. It is a one man show for sure and the wife of that man publicly spoke on TV that she doesn't trust him because he lies too much, so dear brothers if this man's wife doesn't trust him then how can we trust him? Please have a moment of thought before investing your hard earned money in BT which is by no means considered to be a part of the city.

Bahria and DHA are both f-r-a-u-d-s. I am a victim of Dha Valley. Before anyone says DHA Lahore and DHA Islamabad are different, its the same organization backed by Pakistan Army and headed by a serving brigadier.

@sleepless; DHA Lahore has their own DHA valley which is called DHA City. Only two years late it was started but even land acquisition is not done.

Bahria Town and Bahria Orchard - Non Construction time limit, Construction Time Limit and Future Prospects



Dear Experts,



I am an overseas. I will be Thankful if some body can provide the details. I have a plot in Nargis block sector C Bahria Town. I have taken the possession letter and N.O.C for construction in Aug 2015 and started the construction. My possession has already applied by the plot owner from which i purchased the plot. An actual possession of Nargis block announced a long back. Now my question is,in how much time i need to complete the construction to avoid any plenty.I called Bahria Town office and got the different answers.

Dear Siddique Sahib,

It would have been better if Bahria Town Office responses were shared here for general information. You are right that the staff in Bahria Town office is not clear about their official matters.

Secondly, your statement is confusing to me (sorry). If you have already started construction (as your statement suggests) then there is no issue of possession charges in your case. The announced charges are for No Construction Penalty.

In case you have not started construction process then after getting NOC for construction, you had 3 month's grace period to apply for construction process (open file in Bahria Design Wing office and deposit fee for map approval etc).

If you had already started construction but not completed the construction (obviously you can not complete a 10 Marla house construction within three months) and worried about non completing penalty then there is nothing to worry about as you still have around 8 months' time with you.

I received the NOC in Aug 2015 and already started the construction ( 10 Marla ) My concern is that in how much times i need to finish the construction to avoid non- construction plenty because i would like to do it on stages as per my budget.

@ Mr Siddique, Thanks brother.
As mentioned by 'arsl', you have 18 months' time to complete the construction work.
But keep in contact with Bahria Design Wing department as Bahria Town management may change this time limit any time.
If it is not possible for you to complete the construction in provided time period, please contact Bahria Design Wing when a month or so is left. They do have some other options to adopt to avoid penalty in this regard.
Though I am a rational person but would like to share with you my elder's belief on the issue.
BAITI KI SHADI AUR GHAR KI CONSTRUCTION PAR KAAM SHORO KARNA BANDEY KA KAAM HAI US KEY ASBAB ALLAH BANA HI DAITA HAI.

Please plan to complete the construction work within given time frame. I wish and pray that Allah will help you in providing the required resources for it.

I have nothing new about Bahria Orchard to share with you. Bahria Orchard (my favourite blocks are Overseas Blocks and C, D) on ground plots have high potential as it is still under priced. The growth time for almost all housing projects on Raiwind Road area has started now. In my opinion high gain in Bahria Orchard on ground investments is expected in near future.

Please go through following link which was written in June this year.

  1. The rates have significantly gone up during these six months.
  2. Bahria Town offered possession in three blocks.
  3. Balloting of 300 Awami Villas apartments is also done in October.

Bahria Town Management offered possession of its three Blocks (G, H, J) in Bahria Orchard, Lahore.
Earlier to this, balloting of Awami Villas (300 only) was held in October this year.
The information is not announced by Bahria Town officially.

A few days back I read a post by you about by laws that two houses should have adjacent gates, but what if one house has already been constructed other way according to map approved by cantt. board and soceity. At that time no house was near that house. Waiting for your expert opinion.

It does not matter whether some houses are constructed in the street or not. The map approving authority is always clear about gates position of each house. Rather it is decided when town planning is finalized.
One can easily check it even if no house is constructed but plot demarcation is made or map is available.
Both the corner plots / houses will have separate gates and all other plots would be having adjacent gates.
Hope it will give you some idea for understanding the matter.

Aoa, thanks for reply. My question is that house is already constructed with gate and space on the other side where it should have to be. House is constructed according to the map but approving authories overlooked.

Thanks for making the matter clear. Yes, it happens some time. I have seen few houses / plots in Bahria Town as well. 209 Ali Block is one example of it.

Assalam-o-Alaikum Kaisrani Sb,

Can you please answer my question, It will be great. I have a premium file of Awami Villa in Lahore. As you have mentioned that a balloting occurred in Oct for 300 villas/apartments. But I did not get any information about it. What does it means, my villa is still not allotted to me or some communication problem?

It means that your file was not included in the ballots of 300 files. Having said that you visit Bahria Orchard office for a confirm information.
