Dear Experts,
I am an overseas. I will be Thankful if some body can provide the details. I have a plot in Nargis block sector C Bahria Town. I have taken the possession letter and N.O.C for construction in Aug 2015 and started the construction. My possession has already applied by the plot owner from which i purchased the plot. An actual possession of Nargis block announced a long back. Now my question is,in how much time i need to complete the construction to avoid any plenty.I called Bahria Town office and got the different answers.

You are right that the staff in Bahria Town office is not clear about their official matters. Secondly, your statement is confusing to me (sorry). If you have already started construction (as your statement suggests) then there is no issue of possession charges in your case. The announced charges are for No Construction Penalty. In case you have not started construction process then after getting NOC for construction, you had 3 month's grace period to apply for construction process (open file in Bahria Design Wing office and deposit fee for map approval etc). If you had already started construction but not completed the construction (obviously you can not complete a 10 Marla house construction within three months) and worried about non completing penalty then there is nothing to worry about as you still have around 8 months' time with you. |

I received the NOC in Aug 2015 and already started the construction ( 10 Marla ) My concern is that in how much times i need to finish the construction to avoid non- construction plenty because i would like to do it on stages as per my budget. |
Hussain Kaisrani replied on Saturday, December 12, 2015 06:48 PM PST @ Mr Siddique, Thanks brother. As mentioned by 'arsl', you have 18 months' time to complete the construction work. But keep in contact with Bahria Design Wing department as Bahria Town management may change this time limit any time. If it is not possible for you to complete the construction in provided time period, please contact Bahria Design Wing when a month or so is left. They do have some other options to adopt to avoid penalty in this regard. Though I am a rational person but would like to share with you my elder's belief on the issue. BAITI KI SHADI AUR GHAR KI CONSTRUCTION PAR KAAM SHORO KARNA BANDEY KA KAAM HAI US KEY ASBAB ALLAH BANA HI DAITA HAI. Please plan to complete the construction work within given time frame. Bahrain is in progress to purchase more land in extension of block D, H, and G and land which is nearby Orchard sector so files are floating in the market with hands some profits. |

Bahria Orchard (my favourite blocks are Overseas Blocks and C, D) on ground plots have high potential as it is still under priced. The growth time for almost all housing projects on Raiwind Road area has started now. In my opinion high gain in Bahria Orchard on ground investments is expected in near future. Bahria Town Management offered possession of its three Blocks (G, H, J) in Bahria Orchard, Lahore.
Earlier to this, balloting of Awami Villas (300 only) was held in October this year.
The information is not announced by Bahria Town officially.

The map approving authority is always clear about gates position of each house. Rather it is decided when town planning is finalized. One can easily check it even if no house is constructed but plot demarcation is made or map is available. Both the corner plots / houses will have separate gates and all other plots would be having adjacent gates. Hope it will give you some idea for understanding the matter. |

ReplyDeleteMy Brother has received the confirmation letter for the ballot in Awami Villas Lahore in F Block...but with a further demand of Rs.200,000.00 which has to be paid within next 8 months...but still they failed to mention any date of handing over the occupation/keys, neither they have clearly mention that it will be a flat or a villa...
The question to my Dear Mr. Kaisrani is.... being in local area can you assess the possibility of completion of F block in near future?
Any latest pictures will be very much appreciated.

DeleteIt is nice to know that you have been included in Awami Villa's recent balloting of October 2015.
Awami Villas are no more villas now as these are converted into flats. The rates of villas included in ballots are, however, gone up (around Rs. 5 lac). I understand that possession would be given at the end of coming year.

ReplyDeleteI have paid 5 installments of 5 marla File of sector F. I came to know from the office that the file is cancelled. although there was no intimation letter or email before cancelation. Bahria town had no land for more plots of sector F. They sold a bulk of files, Used peoples money and cancelled the files. It was mistake on Bahria side because they delayed the balloting for very long time and had no land.
I request Bahria town management to give a chance to people for paying the remaining installments and restore the cancelled files.
Otherwise public has a right to go to the court against this scam.
