Living in Safari Villas or in some other block of Bahria Town Lahore - A Comparison

I am on crossroads in making a decision as to live in safari Villa or construct a house of my own choice in Bahria and settle there. Can someone particularly Hussain Kaisrani help me in making a decision about settling in Lahore after 2 years time. I have 3 kids, so do you think 8 marlas serena would be ok for a family of my size. Also i do own a 10 marla plot in Shaheen block, how about getting it constructed of my own choice rather than buying a safari. How do you see living in Safari villa different from living in Bahria Lahore elsewhere. Also Should i buy safari just before coming back to settle or i can purchase now and put it on rent for 2 years. I have around 45 lack in hand, please suggest the best proposal where my money is best utilized and invested at the same time. Constructing a 10 marla house would cost me roughly 30 lacks with balance 15 I can invest by buying a small plot in Bahria itself.Buying 8 marla safari would roughly cost me around 40 - 45 lacks, thus allowing me to keep my 10 marla plot as it is hoping for some rise in future. I suggest
buy a safari villa, rent it out. enjoy monthly rental + Appreciation and after you are back live in safari villa.
You'll be able to construct your house under your supervision and you will be in better position to decide where to live.
If you construct now will you willingly rent that out?
Will you keep unoccupied that house?
If you construct now what that will pay you?

@Assad good suggestion

Another option is
buy a non possession SAFARI VILLA, will cost you less and price difference is more then 2 yearsrent which you will get in case you buy a ready to move villa and rent it out. Moreover it will be newer when you move in after two years.

Assad Sahib has given best solution.

I enjoy living in Safari
Villas but many people do not find any reason to prefer living in Safari Villas. After discussing the matter with too many people, I have reached to the conclusion that Safari Villas living is only better if:

1. You have small kids and want them to mix up in neighborhood.
2. You like community living.

Things may change after few years but at present Safari Villas is an ICON of Bahria Town Lahore so all facilities are being made available in or around it.

I will also suggest you to buy a Safari Villa and rent it out. Start living here after shifting. You will be in better position to decide whether to shift to Shaheen Block or not.

Your budget is more than sufficient for buying a Safari Villa.

Generally it is very good idea to buy a Safari Villa with no possession which will, of course, be ready with in a year or so BUT I will not agree with you Rana Sahib due to two factors:
1. Nowadays it is very difficult to find a Safari Villa (Asian, Serena) with no possession
2. It is also a possibility that Bahria Town will not finalize it within two years due to some reason. In this case there will be real problem for limo.

It totally depends upon the availability. I may not be correct when I say some location good or bad. You start your search for buying a villa. When there comes a point of selection in available options, I will provide you my point of view. At this stage it is not wise to discuss the matter on this forum. Thanks for your understanding sir.

Developed Blocks of Sector C, Bahria Town Lahore

ONLY following Blocks of Sector C, Bahria Town Lahore are developed. As per Bahria Town's announcement the development work on remaining Blocks is underway.
  1. Gulbahar Block
  2. Gulmohar / Gulmahar Block
  3. Jasmine Block
  4. Chambeli / Chambelli Block
  5. Tulip Block
  6. Janiper / Juniper Block
  7. Irus Block
  8. Nargis Block
Bahria Town Lahore also announced two more small blocks with the name of Gardenia 1 and Gardenia 2. Gardenia 1 is adjacent to Gulmohar Block and Gardenia 2 is situated after the Mini Golf Course in Tulip Block. Gardenai 1 is fully developed and possession is also offered in it. Construction activity is also seen in this block. Gardenia 2 is under development nowadays.

Please note it that each and every plot in these Blocks may not be an ON GROUND or Existing plot.

Sukh Chayn Garden Lahore (Old but Detailed information)

Sukh chayn gardens status
Dear Brothers

Can any body let me know the current status of Sukh Chayn gardens. I have a plot there but not aware of the current developments. I know infrastructure (Roads, Gas, Elect.) are already in place but need to know if a house can be constructed now to live?

Please see there web site and you get all the information. Lot of construction is going on.Some 20 families are already living there.Sector 'c' has about 15 houses under construction.4-5 have people moved or moving.Sector 'b' has the families who the first to move in.10-15 houses under construction.4-5 under occupation/families living. The mosque/
commercial complex is under construction.The basement is 70% done .You can see the steel for columns coming out. Sector 'a' and 'd' are also actively being constructed.The security/trash collection and maintenance is very good.

You have made a good decision to 
buy a plot.It shall be a good place to live

Sukh Chayn is very good and peaceful and clean housing society to live in. I am living in SUKH Chayn gardens for more than six months.

Wireless internet is available and it is fast. Sui Gas is available and if you have good PR then you could get a connection at home next day otherwise wait like us to see when they come and connect a meter.

I see a lot of hustle bustle over weekends. A lot of people come and visit and enjoy. Parks are beautiful. 

A lot of contruction is going on. About 20 families living here and I see many dozen houses in construction for almost all the blocks.

Hopefully within a year or so, more than hundred families might be living here[ Allah knows BEST ].

Security is very good. Garbage collection is provided. Management is friendly. 

All the wires are underground. A lot of Garden workers who keep gardens alive.

Only draw back is that they just started building MOSQUE and it may take a year or little more than that to have it completed.

If you got a plot in this society, and have intentions to build house, go for it. You would love to live in this society. 

If it is not DHA then it is not less than DHA. I believe development standards are even better than 
Bahria Town and and some phases of DHA.

Though it feels like out of city, but people who live overseas, they like this sort of environment as they are used to longer commutes.

But it is not bad as it sounds, as you get to MOTORWAY in about 10-14 mins and if you want to go to center of CITY, take MOTORWAY, then Yateem Khana Chowk and then Bund Road.

You should be able to reach center of City Lahore in about 40-45 mins.

Approach to society is better than Bahria Town as it has one main gate on Multan Road and one on canal road before Bahria Town entrance.

So if you don't mind to live in peace and calm area and little further from CITY like overseas like to live in SUBURBS of city, then best place to make a house.

Forgot to mention that cable is now available. Today they came to my house to connect cable.

Plot 
prices if you buy from society you could get on installements and not many plots are left with them. Only boundary wall plots.

10 Marla plot with Society is between 23LAKH to 24 LAKH. But if you buy from outside, ( some people are selling ) then you may be able to find for 20LACK or little over.

20 Marla plot with Society is between 40 to 43 LAKHs and from outside maybe between 35-40 LAKH.

Society also have houses built which are up for sale. These are 10 Marla houses I have seen so far. Three bedrooms total , not finished but all the structure is done. So when a buyer buy they complete it for buyer.

House contruction by society much better than BAHRIA SAFARI 
VILLAS.
They have houses on installments as well. I think a house for 10 MARLA here runs between 55 to 60 LAKHS.

I am novice in matters pertaining to property, and generally do not think plots are good 
investment unless you are going to build a house. But I must say I was impressed with Sukh Chyn development when I visited Lahore a few years back. I liked the following:
1. Gated entrance, 24 hour security and control over movement of personnel into and out of such chyn boundaries. In today's security climate, I find this to be of immense 
value.
2. Two, legitimate alternate entrances. One on canal side and the other from Multan Road
3. Good land planning. Streets are not always straight edged lines, Parks are provided
4. Limited in size. It is not an endless sprawl. This I expect would foster a sense of community.
5. Burried utility lines, and general neatness and overall cleanliness
6. What appears to be to be reasonable management staff.
7. Architectural controls

What concerned me was:
1. Streets (other than main blvd) are somewhat narrow, 30 to 40 feet wide
2. While 2 kanal and 1 kanal houses are there, still too many 10 marla plots. Parking on street issues etc.
3. Wonder how crowded the neighborhood would feel after full build out
4. Much of the Mango groves will be chopped down as homes are built Wish there was a way to save more trees
5. Will the management be able to maintain what they have built. Ornate lights, fancy gates, painted walkways, imported flowers, fancy fountains, etc are good in first few years and become an eyesore if they are not repaired right away 
6. Parks could have been bigger. Should have had a green belt etc

Nice questions Mr. rana.
1. It is a puerepeat residential nighborhood.I see no problems of crowding. I dont share your view that streets are narrow. I am not sure what standards are you comparing it to?
2. 10 Marla costs 60 lacs. Which is lot of money in 
Pakistan. So it is not for raelly top of 0.5% of teh income group. For that you shouold be looking for any othet palce may country houses. Not Bahria/DHA/Sukh Chayn any way.
3. I dont know how crowded will it be.Every house is making provision for at least two car parking inside the the gate. If prosperity extends more than that, I sure will welcome over crowding.
4. No body knows. IF multinational in USA can fail.Any body can fail Only Allah is un fallable.
5. It is all cost benefit ratio. I mfeel with the pricing of the plots andthe total size of the neighborhood it is a fair balance. Questionable comment/view sure it is. Theris nothing impricalabout my view.
6. What is a good 
investment may we request to be enlightened, please!

Tulip block Sector C, Contractor and Construction of a house and Security in Bahria Town Lahore

Dear Hussain Kaisrani Sb.

I do appreciate your in-depth know-how and the future vision especially about Bahria Town Lahore. I have a 10 marla plot on 60 feet road of Tulip extension. I will be highly obliged if you can advise me the following:

· Fate of this block in near future.

· How about constructing a house within this year.

· Any recommended good architect having the flare of modern architecture.

· Any recommended honest builder/contractor.

· How about the security of this distant block if we get shifted after completion as I use to be out of Lahore for my business activities.

  1. The Sector B of Bahria Town Lahore is enjoying the attraction of end user. I see a starting of new home in Sector B almost every day. The situation was not like that just two years ago. There were only few houses under construction. I can feel this trend is now going to Sector C. The situation will start changing to better as more than 50 owners of the plots in Sector C in process of approval of map. Tulip Block (Generally all of Sector C) has a problem of deepness in its plots. Almost each and every plot needs filling (cost Rs. One Lac approx.) before starting construction.
  2. You may start construction this year if you think that your family is comfortable in living that area.
  3. Bahria Town Lahore's design wing (Mr. Waseem) is a competent person. He has an experience of designing and architecting of hundreds of houses within Bahria Town.
  4. My contractor Mr. Allah Bakhsh (03218027615) is an experienced and honest person. My experience with him is going very wonderful.
  5. The security is not a problem in the area but inner security is an issue as families are generally not comfortable to live in the area where there is no home close by.

What is the future of Bahria Town Overseas Enclave B Lahore Files?

I have a couple of Bahria overseas enclave B files (one Kanal each). What is the future of these files in your opinion? Is Bahria planning to announce plotting/possession in near future? Do you think I should hang on to these files or get rid of them? I would appreciate your expert advice.

The work on Overseas Enclave B is on final stages. If Bahria Town keeps on doing the work on same speed then it will be ready for possession within year 2010. At present it is situated on worst location of Bahria Town Lahore but I can see some good prospects in future. Its location will be converted into very good if Bahria Town Sector C is directly linked up with Lahore Canal (at the moment it is connected through Executive Lodges only). Bahria Town will try its level best to do so.

Secondly Bahria Town is claiming that Lahore Ring Road is planned to pass close to Overseas Enclave B. If it is true and Bahria Town Lahore will be able to get a link from Lahore Ring Road then your plots are very good investments.

I am not an expert and do not have any idea about future. We can only guess about future from the information available to us.

You have asked me for my opinion. I think that expected good news will take at least more two years to be clear to us and to the market so it is not wise to wait more. I would suggest you to sell at least one plot. Though I am not directly involved in sale purchase but have an idea that it is not easy to sell one Kanal plot in Overseas Enclave B on reasonable price.

The situation has not changed much in Bahria Town Lahore. In my view Gulmohar, Gulbahar, Jasmim, Tulip and Overseas Enclave A are the good options for buying in Bahria Town Lahore. Though I have mentioned the name of few blocks but now plots should be considered instead of blocks. There are bad plots in Tulip or Jasmin and there may be good plots in some other blocks. Generally plots closer to Independence Drive are better.

Thank you for your email. I am replying the my reply to your questions point wise.

  1. There is no construction activity started in Janiper Block yet.
  2. I do not think that it is good decision to buy in Janiper Block as it is (at the moment) the dead end of Bahria Town Lahore. Yes! If you have a problem of budget then it is OK as you will at least get a plot in Bahria Town on very economical price.
  3. It will be VERY difficult to rent out a home in Janiper Block in next couple of years.
  4. Dinmentions of 10 Marla plot in Lahore (including Bahria Town Lahore) is generally 35x65.
  5. It is upto you. You may obtain the services of Bahria Town design wing for planning of your home or hire some private architect. The service is available with Bahria Town office. Its charges are Rs.25,000/= but it keeps on changing (rather increasing) from time to time.
  6. I can recommend you Mr. Allah Bakhsh (03218027615). I have worked with him and found him very experienced, reliable and honest person.

1. There is no C-492 in Janiper Block. It may be 492 Janiper Block Sector C. Price wise it is good but I am not sure its physical existance whether it is an on ground plot or still under process of development. You should confirm it from the seller or ask some one from your family to visit the plot physically. (Please read my articles which will help you to understand few important things before buying a plot).

2. This plot is not good for constructing a home at least more three years as it is dead end ofBahria Town.

3. Yes! I confirm it but it will take at least two more years if every thing work as per present plan.

4. I am not sure which map you are consulting. If your map shows GULSHEEN Block in it then it is no more there physically. Your suggested plot is on second last row of Janiper Block as well as Bahria Town Sector C, Lahore.

  1. I am not working for Bahria Town rather had never worked for Bahria Town. I am a pioneer resident of Safari Villas and have been providing required information since last five years.
  2. It is very difficult to tell you honestly how many people are residing in Bahria Town today as I am not in the position to count them. In my views this question is now outdated as Bahria Town Lahore is well populated now and almost every day a new family is moving here. I must clear that it is only a general idea and I am not saying it honestly.
  3. I am not sure about the exact meanings of all these facilities but as per my understandings following items are in operation:
  • Mini Golf Course
  • National level Car Races have been held on Sector C Independence Drive.
  • Ceni Gold Theater - Cinema
  • Dine Out - Few restaurants are opened by third parties
  • Life fitness Club
  • Grean Areas
  • Saloon by Deplix
