Lahore Real Estate Investment Oppertunities in the budget of Rs.15 Lac Only

I have been receiving emails for sharing my recommendations for investment of Rs.15 Lac in Lahore Real Estate. Due to budget limitations we do not have much options to think about. As per my understanding we have only following reliable housing projects where one should think to invest the amount of Rs.15 Lac. Respected readers are requested to share their recommendation in the comments.
  1. NFC Phase 2 (Rs.12 Lac for a 5 Marla PLOT good location plot) - Safe Investment with minimum risk but gradually good return
  2. Bahria Orchard (Rs.15 to Rs.18 Lac for 5 Marla PLOT in Blocks A, B, C, or Overseas A, B) - Safe Investment with minimum risk but gradually good return.
  3. State Life Phase 2 (Rs.15 Lac for a 10 Marla PLOT) - Investment with risk but gradually good return
  4. DHA Phase 9 Extension (Rs.15 Lac for 5 Marla FILE) - Safe and long term investment with risk but good return after balloting of Phase 9 proper
  5. DHA City (EME Phase 2) (Rs.12.65 Lac for a 5 Marla FILE) - Safe investment with high risks but good return.

Please note that the above mentioned rates are just to give an idea of market.

    Salam.
    Hussain bhai nice analysis but i would also like to mention the LDA City, Ferozpur Road.
    I have heard a lot about it but still don't have all the information.
    Can you please share your knowledge of this project?

      I think that you should consider any of the followings:
      1. NFC Phase 2 Good location plot of 5 Marla
      2. DHA EME Phase 2 (DHA CITY) 5 Marla File (its a risky project but at present rate it is a good buy)
      Please do more research before making final decision.

    Thanks for all this information. It was very useful as considering this i have already bought a 8 marla plot in Bahria Orchard Block C.
    Now I have remaining 20 Lacs to invest but i am confused weather to go for DHA phase 9 or NFC Phase 2???
    I believe in splitting my investment so that i can get more flexibility and security and that is the reason i went ahead with Bahria Orchard and now want to invest the rest of 20 lacs.
    Can you please give your expert opinion and please feel free to give any other options in this price range?

    1. DHA City seems more rewarding for short term investment. One should get out of it as soon as reasonable gain is there as this project may see many ups and downs in future. At this rate it seems a good buy.
      Ultimately Phase 9 is a good investment for long term investment. At present rate the risk factor is not much higher.
      The other option is NFC Phase 2 if you can afford good location plot but return on investment seems better in first two options.

    Dear Hussain, What do you think about state life phase 2??? It is close to Dha and also is available on low budget.
    Please provide your view for an investment of 2 to 2.5 million?

      State Life Phase 2 could only be considered as (you have rightly said) it is close to DHA and low budget. Its management has not shown any seriousness towards development. Its rates would only appreciate if market in the that area goes good. In case market goes down, its rates would drop drastically.
      In my views the investment options are same as mentioned in this post. Thanks.

    please guide me as to how i can build a low cost house i have 5500000 in hand ad dont want to apply for loan,grateful
