Awami Villas Bahria Town Lahore development charges and Sector F Bahira Town Lahore discussion on Lahore Real Estate

I have heard Bahria town has imposed some development charges on Awami Villas Lahore ... are you aware of this development?? if yes then how much are the charges, installment size and when is the first installment due?? thanks

No brother, I have not heard about it yet though imposition of some charges is expected in near future.

kaisrani sb ... its confirmed.. Bahria has imposed the charges. its 2 lacs plus .. will get the exact figure tomorrow morning.. actually i sold my file on Friday and today dealer told me about this development that I have been saved as buyer will now pay the charges.

Thanks for the confirmation though it is only a dealer's announcement.
No such announcement was made till Saturday morning. I am expecting an amount of Rs.250,000/= to be imposed.
How much you got from your Awami Villa's sale. Was it a Standard or premium Villa?

I was of the view that possession of Ghazanvi and Shershah Blocks of Sector F is not yet offered.
Hafiz Sajad Sahib stated on this forum that possession has been given. He is a very learned person about Bahria Town projects so we should believe the information provided by him.

I got SHOCKED/SURPRISED to hear that. Since there is no news about this so I though to get a second opinion from you.

Hafiz Sajad Sahib seems to be the GURU of BTL and has mentioned that 5 houses are under construction and 10 mapped are approved for construction. It came as a big time surprise as if this is the case then why BT is not beating the drums about this.

There are many reasons that Bahria Town can not afford to beat the drums and the main reason behind it, is that Sector F is not an approved project. Bahria Town did not own it (or at least will avoid to announce its activities) in the national newspapers etc etc.

Secondly Bahria Town Lahore management likes to keep its market slow. Again there are many reason behind this approach but the main one is to reduce the memberships of its non existing projects.
Hope this makes some sense.

It seems like they overbooked Sector F and unable to get the required land that they have planned initially. Now trying to reduce the membership by either buying back to keep a low profile so that prices do not appreciate or merging which is gong at moment.

@kaisarani sb... it was a premium villa file.. it sold in 17,80,000 rs....actually i want to exit from bahria and invest in DHA...just winding up everything from bahria... fed up of these cunning tactics..atleast DHA will give peace of mind that my investment is in safe heaven of army scheme :)

As per my understanding Bahria Town has not made any announcement regarding its Sector E in national newspapers. I may be wrong if you have personally seen Sector E advertisement.

@ dubai,
You got a good price and it is a good return on your investment.
One should move to DHA if not satisfied with investment in Bahria though Bahria Town is equally rewarding in general.
Yes, Its cunning tactics and games are creating disturbance to many of its members.

I can see an upward movement in the prices of Ghazanavi block for last couple of months.
That supports what Hafiz sahib's point that 5 houses are under construction and 10 maps are approved for construction.

bros let me tell you something the reason for possession is that Quaid block is next to ghaznavi block, i dont remember the rates but 6-8 months ago people with a low budget bought at the end of bt(quaid) to make a house to save 15-20 lac in land cost which would ensure completion of their 10 marla house. i remember a rate diffrence of 8- 10 lacs between quaid and ghaznavi blocks on ground u cant tell the difference only on the map, they are integrated together, one guy instead of quaid bought ghaznavi and went to al-falah building for permission, now bt also wanted construction to start their also so upon a request and justification by the plot owner that all development is complete and there is no difference between quaid and ghaznavi bt gave permission and now many houses are under construction.

all land bought from govt, all lies in the paper today :), but heaving said that their are no issues, that land was barron every one sold it at their own free will, no coersion involved. all paid for and dont worry, only zardari under the guliteen MR safe from army as long as he cooperates with General Raheel.

You really are a BT Guru. Tell us about DHA Valley ISB. Malik Riaz was supposed to acquire land and give it to DHA. He didn't. Now what? He was called in GHQ lately for a meeting on the issue. Then, he gave a statement on TV saying issue is only dadocha dam. Is it really just the dam because as far as I know most of the land is also not acquired and not people demanding 6 lacs per kanal for it.

The biggest problem that residents face is at canal exit / entry point and we heard that bahria are planning to build a flyover at shahkam chowk. Do you have any news about that or any other solution in their mind to solve this entry problem? Thank you

@ HHH MR has given cheques to General Raheel Shareef of close to 30 billion rupees and dated December 2015, they will be cashed if he doesnt by land and deliver DHA valley by December.
@Shah sahib bt has gotten approval of the flyover at shahkaam chowk, they have also paid the necessary bribes to Punjab govt for construction. the problem is that factory on the chowk where the signal is, they are a strong group and are affiliated with n league, they have a stay in place also the owner of imperial college building has gotten a stay, they tried to cover the canal road with a wall sometime back but bahria stopped them by sending security guards, so its stays after stays. Punjab govt is not in favor of bt in lahore so they arent doing much to help. MR is busy in karachi so even hes not paying much attention to the problem yet.

Thanks for providing the link of ads. I am aware of these ads appeared on website and distributed as a separate paper placed in the newspaper. My point is that Bahria Town did not make any advertisement and announcement about its Sector E and F in national newspaper (at least in the Punjab).
I would be obliged if you could provide the link from any national newspaper. If we can find such an announcement / ads, it will help us in understanding the level of Bahria Town's relations with LDA (and Lahore Sarkar).

Lets sum up the matter by considering worst case scenarios. Whats the bottom line of Bahria Town in following cases:
1- MR fails to buy the land and deliver the DHA Valley Project and Army encashes his cheques.
2- BT fails to deliver Sector-F, Golf View, Greens etc. in next 1-2 years.
3- MR is Held by authorities for Land issue in Karachi.
4- MR is bankcrupted and fails to deliver non finished projects and files.
5- Sector D,E, F are declared illegal by authorites, then what will be standing of owners.
6- As all Bahria Land in Malik Riaz name, then what will happen when he dies (Mal Allah give him long life and seha) but as you know one man is different from society owned land.

( Either affectees will be paid back be NAB or ARMY )
So the point is to know te results in worst case scenario.

In fact the reality is that Sector F is only 2 years old and 4 blocks are already developed and greens also not very old project, whereas Comparing with any other society and specially in DHA next generation gets grown up till the possession.

The problem is not the DELAYS, actually it is UNCERTAINTY, while investing with DHA one thing sure that they issue files against the land only while BT issue files in the AIR and they issue more than the available land.

so once you know that land is available then by end of the day the specific project will be developed, but once you know that Land is not available then somehow you get upset, like Greens, Golf and Sector F (additional land for non-balloted files).

anyhow I am not against BT, I still hope that the things will get on track soon and everybody will get exit on profit from Bahria Town.
lets wait and look forward to hear something favorable from Bahria about the unfinished projects.

I agree with you. Being human it is natural to worry about hard earned money being invested in these projects.

Actually in these type of uncertain situations I have seen that always investor makes money by purchasing files/plots from common people who have one or 2 plots at minus and makes money on the same later on when storm of uncertainty is over.

As I am witness that lot of people dumbed their plots and files in 2012 when MR & Arslan Iftikhar issue was there and investors purchased all these items at very cheap prices and later on made huge profits on those things and those who sold at that time kept seeing the rising prices in Bahria and got astonished.

I have got it confirmed that Bahria Town has not imposed any development charges on its Awami Villas project yet. Your dealer has provided you wrong information in this regard.

Having said that I am of the view that Bahria Town will impose some kind of charges upto Rs.200,000/=. It seems that the amount will be payable after possession and in installments.

Things are now changed a lot. In present situation, Awami Villas Lahore are being offered as an apartment / flat project in Bahria Orchard Lahore.
The premier villas are supposed to be offered on ground floor and standard on other floors.

These villas are being developed in Bahria Orchard. The speed of construction work (check from the link provided below) shows that possession could be offered within 2015.

These are my views and I don't have any inside information.

E.A sahib it seems unlikely because if they were to change the route, they would have to do it from Gajumatha. From Adda plot Raiwind road they would have to give an almost 90 degree angle to the LRR, which seems impossible. from Gajumatha the cost and distance would be doubled if they were to try to avoid bt, I don't think the cash strapped Malik Riaz would support that, he has given cheuqus worth 30 billion to the army for past unfinished projects and one cheque of 8 billion has already bounced :) this is dealer gossip and trying to keep their investors calm to whom they have sold plots to keeping high margins.

Sector D,E,F are unapproved from any authority even till now. it is all fault of malik riaz not fault of poor people who spent there hard earned money investing and trusting him. please take the example of Dha 6 and Dha 8 area many houses and shops were leveled in 2012 for north loop construction. even when Dha 8 wasn't built, punjab govt did not consider rerouting to avoid Dha 8 instead they proceeded to cut through it.

If I am not wrong it is Govt's responsibility to compensate the affectees of LRR for acquiring the land and not of Malik Riaz, however there are chances of mutual coordination between Govt and Bahria where Bahria will be compensating the affectees on behalf of Govt. NRP bhai you are completely correct about Jasmin and sector C comm. people who own the land in these two places are asking 1 billion rupees per 2 kanal from bt management. it takes years to get a sector approved espacially a comm area. sector C comm area was approved 5 years after its launch. back in 2011 people were hungry for bt plots who were being sold for multiply prices gold rush. Bahria Town did not care about approval they sold one sector every 6 months. that is why punjab govt dont care for sector E,F they are illegal in there eyes.

bt has opened merging of all unfinished projects into all on ground projects. anything unfinished is being wraped up. bt has winded up its lahore business and shifted attention to karachi. any amout weather full paid of down payment is being adjusted in on ground plots.

MR is the most dishonest, Honest biznesman i have seen, he might con people with tricks and plays on peoples greed but he keeps his on ground and developed projects clean and safe from littigation, bt management has already offered the claimers of sector C comm and jasmin land 20 caror per 2 kanal which is a very big price and shows bt's commitment. they will first cut your throut and then drive you to the hospital for treatment :)

they will give the same spec plots, only files they will throw anywhere. Green valley project is totally finished, will be adjusted and consumed. All of you must understand that Greens, civic comm, Sector F 50%, Golf 70% were their last frauds in a very hot market, they threw thoes to earn an estimated 24 billion rupees which other wise they would have earned in 10 years later if they delivered projects, they struck when the iron was hot. now they are buying land at 2 lac per acar in karachi and selling at 10 caror they will never come to a place where land owners are asking for 2 caror for acar lahore.

Malik Riaz knowingly did this because he thought ppp was gona stay and LRR would be moved with out any cost to him but punjab govt was smart they delayed the project and lucky for them the govt changed. You must remember LRR is not intruding bt but bt is blocking LRR.

I visited Bahria office in Alfalah building Lahore yesterday. I met with the town planning incharge.

According to him Malik Riaz is taking up the issue personally with the government regarding LRR route. According to currentmap it will cross through Bahria Golf view residencia and populated areas of Bahria town.

We shouldn't keep quiet & take the fraud of MR as will of Allah. All effected people of sector F, Golf Residencia etc etc should assert their right. We have invested our hard earned money in these projects & we have all the legal as well as moral right to protect our interest & investment. No doubt MR is a powerful man have filthy worth but we must realise that we too if united together & chalk out proper strategy would be ultimate winners. So I suggest that we should chalk out a plan to exert pressure on Bahria Town by adopting legal as well as other tactics so that our hard earned money is protected. Green valley no need to pay installments in my case I paid only down payment as per advise of my dealer.
Golf view balance 2 or 3 installments after final confirmation of LRR.

I know that Bahria Town is facing serious problems in getting required land for its remaining Sector F. I think that they will try to reduce the memberships. For this purpose they will be using tactics like merging, delaying and creating uncertainty. Meaning investors will have to wait a lot to see their plots on ground.

Thanks for your comment. I am writing about Bahria Town since 2004 and readers are aware to whom with I am.
Bahria Town has included terms and conditions which every member is bound to agree by signing its membership. According to these terms and conditions, every member is bound to pay the installments in time. The member has agreed upon cancellation of membership without any refund if two consecutive installments are unpaid.
And I have seen people crying when their plots were cancelled due to non payment. And I receive emails from Sector F members that their files were not included in ballot due to non payment and no one is listening to them.

let me tell you one last thing. i dont mean to offend or cause heart ache to anyone but the route bt has proposed is also through Sector E, bt's route choice is only to minimize the damage to its plots. LRR will not pass all of bt by, I know this because I am a very good friend of the town planner Amjad Nawaz Bhatti. we have lunch or dinner atleast once a week in my plaza.

the hire factory thing is a rumor made to keep green valley holders quite till all files are merged it has circulated the market since they decided not to make green valley, it was a joint venture between hamza shahbaz and MR but they had a falling out so bt is now trying to finish it off. the land near to Sector A is actually next to nfc 2 comm between multan road and canal road, it is already developed where a 200 ft mb was gona touch sector F and only kanal plots in that project. now even that is coming under the LRR SL3 interchange on Multan road.

@ Hafiz Sahib, as per your previous comment where BT is offering 20 Crore each to Sec-C commercial plot and plazas holders, I believe BT is still doing a great deal as if you compare it with the 1 billion Rs demand for each 2 Kanal, it is still saving of billions for Bahria.

However, In my opinion, if this happens then it will have 2 effects,

1- Land owners of that area will reduce the prices to the realistic level and will make a fair deal with Bahria as they are black mailing bahria on this land due to lot of construction activity in this area.

2- Bahria Sec-C Commercial will have no effect and the confidence of investors and plaza owners will boost up.

However, if owners of Sec-C Commercial accept BT offer, and BT doesnt buy this land from the owners then it will have a very bad impact on the location and Sec- C Commercial and on overall look of Bahria and consequently there could be a separation or construction of walls in this area.

As you are also having plazas and commercial plots along with relations with Bahria officials, please shed some light on this issue.

bt made the mistake of giving the comm in the wrong place they should have made the 80ft from canal road the comm road. price is from 170-190 lacs honestly this commercial will only be for normal venders and grocery shops which is why not a bright future, still after 3 plazas been completed they have not been rented fro over a year and a half now. i cant advise either way :)

One comment in above posts suggests that a certain portion of sector C commercial of Bahria Town Lahore is also not clear, for possible dispute, litigation or for some other reason, etc. We have recently purchased a 8 Marla commercial plot on B side (in the lane 42 - 45) of the sector C of Bahria Town Lahore. Is this specific lane also not clear Please comment. Jazakallah!

Bahria Orchard and Awami Villas Lahore - Latest Update and Pictorial Report

I have recently (on last Saturday) visited Bahria Orchard project thoroughly and was amazed to see the best possible development standard, vast roads, hundreds of Awami Villas (now apartments) under construction, main gates and entrances, school and world class Arena.
Bahria Town main office for all projects of Bahria Town Lahore, grand mosque, Hospital and a petrol pump, many monuments including Trafalgar square are under construction. The cleanliness and maintenance was simply amazing. There are lots of homes and villas constructed.

I was never fan of Bahria Orchard project but after spending few hours there I was mesmerized. I decided to remain there after sunset to see the atmosphere. The lighting and security was seen every corner of the project. The two way approach (Raiwind Road and Sundar side Road) is another positive of this project.

It is about 6 KM away from Lahore Ring Road interchange on Raiwind Road and quite possibly same distance would be in between Bahria Town and Bahria Orchard. Some knowledgeable friend can shed some light on this aspect.

It is still under priced mainly for the reason that Bahria Town is not offering possession of Low Cost Scheme and Overseas Block though most of the area is fully developed. I understand that Bahria Town is having problem of excessive memberships than available plots on ground. They need to manage the issue before offering the possession.

Few small changes has been made in present map (especially in Block C, J and G). Buyers should check the updated map from Bahria Orchard office before finalizing the deal.

I am on same boat as bought an Awami Villa a year ago. I surveyed Bahria Orchard to make a decision about my Awami Villa (apartment).
Bahria Town's decision of changing Villas into apartment is a real deceiving for the investors who waited for around 10 years. After visiting Awami Villa construction and speedy work, I understand that one should wait for its possession.
The imposition of some development / possession charges are also expected which will again be a wrong decision.
The construction speed shows that (if Bahria wants) possession could be offered within this year BUTTTTT there are some problems again. As per my information there are 1,000 + members of Awami Villas project and numbers of under construction villas are around 600. If the reduction of membership would not be possible then there will be balloting for possession. Lets see how things moves on.
I have, however, decided to hold it. I see good return if sold after possession. Also one can easily get it rented out as hundreds of Bahria Town staff members and other staff of different offices in Bahria Orchard need residence in the area.

I am sorry that I do not have an exact idea. It would be around Rs.18 Lac or so.
Brother @dubai has mentioned that he is offered good rate so I would request him to provide us information about prevailing market rates.

An important point I noticed that Bahria Town has left using / calling it Bahria Orchard anymore. On few main places it was mentioned as Bahria Town. The board on Main Raiwind Road is showing it Bahria Town. Same is the situation when we see Telephone exchange and Sundar Road sign board etc.
As Bahria Town has a plan to link both Bahria Town and Bahria Orchard directly so there are many chances that both will be called Bahria Town, Lahore.
