@Sadia My opinion is to buy 5 Marla plot in BT nearby Big Mosque Tulip Ext (C) or even D,E and built house yourself(If possible).will cost u less. I did search a lot other societies before I bought plot & built house in BT Lahore. I can recommend this is best housing society for living. I live abroad but family there feel safe security etc. I can share my experience to anyone from buying plot & construction etc.

Hussain Kaisrani replied on Wednesday, February 27, 2013 09:48 PM PST

Dear Sadia,
I am replying your queries point by point:

1. Yes, It is safe. Safe only from Qabza type things but not safe from the people who do not use rented property with responsibility or do not pay the rent in time etc etc.
Bahria Town has a process of involving it but generally people do not need to go through all this.
Discussing this question in detail is too early. There are some steps to make the property more safe when renting it out.

2. No tax on 5 Marla house. The resident pay Rs.1,500/= per month against many facilities provided by Bahria Town.

3. Tax is not an issue if you are residing in your house as the amount is so small (less than Rs.1,500/= if house is bigger than 5 Marla but less than 10 Marla).

4. For this purpose you need to search and study more. Distance from the city is one of the main draw back.

Is Bahria Town also effected by blackout (Power Outage) through out Pakistan - How does Bahria Town manage Load shedding?

Asad

Is Bahria town also effected by today's power outage.

Solar System replied on Monday, February 25, 2013 08:14 PM PST

Bahria Town also get electricity from National Grid, not from Solar system of universe. you can draw conculsion

Hussain Kaisrani replied on Tuesday, February 26, 2013 09:01 AM PST

@Asad,
Strangely, Bahria Town was NOT affected significantly.

@Solar System
I fully agree with you but it was not the case today. I think that Bahria Town is now not totally dependent upon National Grid.

ahmed replied on Tuesday, February 26, 2013 09:50 AM PST

There is nothing strange, For sure bahria town would have Backup generators working for 12 hours thus providing electricy to most of its parts, in other countries I have seen buildings of 2000 flats running totally on generators as big as 2 kanal plot.So technically it is possible.

SI replied on Tuesday, February 26, 2013 11:53 AM PST

I am resident of Bahria-8 RWP/ISB, there was power outage for just one hour ONLY.

ZNS replied on Tuesday, February 26, 2013 08:36 PM PST

@SI &
Hussain Kaisrani
whats approx monthly electricity bill in Bahria?

Hussain Kaisrani replied on Tuesday, February 26, 2013 08:48 PM PST

@ZNS
The bill (unit rate) is almost the same as of LESCO/IESCO (WAPDA). As there is no power outage so use increases and monthly bill totally depends upon the use of electricity.
In winter my monthly bill remains under Rs.2,000/=. We are a family of 4 permanent members and parents/guests also keep visiting us very often. We try to use every thing including electricity with responsibility.

ZNS replied on Tuesday, February 26, 2013 08:59 PM PST

Thanks HK, appreciate the quick response.

Saleem replied on Tuesday, February 26, 2013 10:02 PM PST

Bahria Town also get electricity from National Grid. They don't have any generators. Yes they have "wheels" to bribe Grid emoloyees so that less load sheddijng in Bahria

Hussain Kaisrani replied on Wednesday, February 27, 2013 12:32 PM PST

Dear ahmed,

Thank you for providing the information but the matter is being discussed in some other context.

It is strange when some housing project spends huge money for the comfort of its residents. It is not common in our society. Though in the long run all the advantage goes to the project but no one thinks or invests for long term benefits.

Many friends here use to curse Bahria Town or Malik Riaz Hussain Sahib that he takes advantages of his position, money and relations to get benefit from WAPDA. They also think that it is not fair that residents of Bahria Town are enjoying full time electricity and all other country is suffering from load shedding. Due to this blackout yesterday, I got it confirmed that Bahria Town has its private power generation system which is enough for Bahria Town Lahore residents.

SI also confirmed that Bahria Town Rawalpindi / Islamabad also had no problem of electricity in recent power outage.

Thank you Bahria Town for making this place not only liveable but enjoyable

MAS replied on Wednesday, February 27, 2013 02:04 PM PST

Kaisrani sahab has logically explained why we should have trust in BT's private power generation ability. This is how we should conduct discussion in this forum not in the manner exhibited by Mr Saleem Akhtar. I hope LRE will take notice of his language and delete such posts. By the way there are a lot of people in this country who do resist bribes.

Bahria Town should be respected for its good work. My only problem with them is that they often create too much hype in their ads which can sometimes be misleading and later embarrassing for them. I hope they will improve their organizational culture in this regard.

LDA Versus Bahria Town Lahore - Is it only a game?

Today Bahria Town has made a detailed announcement about its legality and status in national newspapers in response to LDA allegations printed in the newspapers and distributed brochures widely throughout Lahore.

Strangely LDA spent lot of money in hanging banners in main city area and Lahore canal road.

LDA also made these kinds of announcements when Bahria Town Lahore started its projects of
  1. Safari Villas (in 2004) - Official Website of Safari Villas Lahore
  2. Sector C (2005).

LDA remained silent during last 7 years when Bahria Town Lahore kept on introducing one after the other project and sector.

Bahria Town Lahore is of the view that it has nothing to do with LDA as it is not situated in LDA controlled area rather it is situated in TMA Iqbal Town area as per Punjab Local Government Ordinance 2001.

I have personally passed through all the experiences which are related in buying, selling, transferring of property, tax payment, utility connections, constructiong, leasing from bank (Home financing), map approval, completion certificate of home in Bahria Town Lahore and Registry of property (and any other possible matter related to property) in Bahria Town Lahore.
During any of these process, there was no need to involve LDA. Instead of LDA Lahore, TMA Iqbal Town is always involved in above mentioned matters.

Meaning it is some game in between LDA and TMA or Bahria Town Lahore. Practically it has no effect on plots or plots holder. It can only little bit affect to new comers or price of plots.

By the way all of these Sectors are already sold by Bahria Town Lahore.

Sector F Bahria Town Lahore - Is it possible to save property dealer's commission

Salaam and thanks for your email.

I am also a salaried person so can fully understand your situation. But we also very well know that we can not get a return without taking a risk.

If you want to avoid property dealers, you can directly buy a plot from Bahria Town but in that case you will book the same plot in Rs.32 Lac. Bahria Town knows our fear so asks to pay more to remain mentally safe and secure.

Your views about property dealers are generally true. In this world of internet and free information, one can easily get all the information before making any decision. If some one can not manage to do proper research and wants to get expertise/services of a dealer then there is no harm in paying him for his time and services.

In case of Bahria Town Sector F,10 Marla plot booking you have only two options:
  1. Buy a plot from any dealer who can provide you a file which clearly mentions the plot rate as Rs.31 Lac
  2. Buy a plot from Bahria Town office directly which will cost you Rs.32 Lac

Bahria Town Pvt. Ltd. has changed its business strategy recently. It, now, sells the majority of its plots to investors (they may be property dealers or general people like you and me) on wholesale basis. During this soft booking, investors buy 100s plots on special packages (discounts) from Bahria Town Pvt. Ltd. When the project is launched officially then it is upto Bahria Town management, how much booking cost they announce for general public or on retail basis.

No one can change the total price of sale. It is clearly mentioned on the booking form along with installment plan. A dealer or investor may or may not leave some amount from his commission or profit. The down payment (Rs.610,000/=) is same for every one and the pay order is made in favour of Bahria Town Sector F (Meaning buyer's payment directly goes to Bahria Town). And Bahria Town pays back the commission or their profit when the booking process is completed. In this situation you are not paying any thing to the dealer or investor. It is Bahria Town who is paying them. Hope it gives you a clear idea of this business model.

I have personally booked a 10 Marla plot in Sector F Bahria Town Lahore yesterday for one of my family member on Rs.31 Lac through Adil Saeed of Lahore Real Estate and made the pay order of Rs.610,000/= in favour of Bahria Town Lahore.

Hope you have gone through my review about Sector F Bahria Town Lahore.

Additional Information

Development charges are including in this price. These are for
  • Roads
  • Sewerage
  • Water Supply
  • Drainage
But the utility charges (which are not included in this price) are
  1. Electricity Connection
  2. Water Connection
  3. Gas Connection
  4. Telephone Connection
It is not a transfer but a booking of plot. The procedure is the same whether you buy it directly from Bahria Town, any investor or a dealer. You will submit the pay order and application form in Bahria Town office and will get the copy of your application form along with payment slip (either yours or of the first investor). The only care needed is to check carefully that the application form number is the same as mentioned on payment receipt and the application form copy given to you is signed and stamped. A professional dealer always takes care of these things by himself.

Required Documents for booking Bahria Town Sector F, 10 Marla or 1 Kanal Plot
For booking of Sector F, Bahria Town Lahore plot, you need following items:
  1. ID card copy of buyer
  2. 4 Photographs of buyer
  3. ID card copy of nominee
  4. Pay order of down payment (Rs.610,000/=)

I am writing after reading about you on Web. I am planning to invest in Bahria as a salaried person and opting for a 10 Marla in Sector-F. Being a salaried person, we always have fear in mind about the money we are going to invest. I have heard that Property dealers are always in a mood to loot you. I somehow came to know that there is a margin up to 1 lac for dealers in every deal. It means a 31 lac plot is actually a 30 lac plot. Is it so?
And I was wondering if this price can further go down around <30 font="" lac="">
Looking for your reply.

Disappointment with Doctors and Hospitals - What is the solution?

Some one using the name "FATHER" wrote the following statement on LRE page.

I just want to share my experience at Bahria town Lahore hospital. I moved to Bahria few years back. I have a small family (wife + 2 children). Before coming to Bahria we were living near DHA phase 1 and used to check our children from National hospital defence.

Being at Bahria, I really like its infrastructure and management. But I had horrible experience at BT hospital. Operationally its even worst than any low standard government hospital. Its infrastructure is very good but it is full of Dakooz instead of doctors. I have been taking my children to BT hospital child specialist, Dr. Shahid since moving to Bahria. Every time we go there, he changes all the medicines and we've to go to him several times for a small disease. My house has become a mini pharmacy with all children medicines.

And worst thing is that even if you are going after 2 days to tell him that your last given medicine had no effect, he expects you to pay full fee i.e. Rs 800. If you've not paid that fee, the style of checkup will be changed altogether. You'll be made to wait for hours and given only 2 minutes. In those two minutes you get new list of medicines.

Other than this BT hospital has no mechanism of appointment. Even if you've taken appointment, ppl. come, pay some extra money to receptionist and will get token number before yours. This is total rubbish......

If you have some reference in Bahria hospital management, kindly forward this complaint to them and request them to investigate this issue.

Thanks

A FATHER

Brother, all doctors and hospitals are dakooz. We need to educate ourselves about day to day illnesses, mainly flu which hits the children 5 to 6 times a year. My daughter used to stay sick half the year around and she was taking a lot of medicines. Then two years ago, I decided to stop unnecessary medications for symptoms like common cold and flu, started giving fresh orange juice and fresh carrot juice everyday, religiously. Now my daughter only had a minor flu last year which lasted for a few days, cured without any medication, just soups and rest. Alhamdulillah, build your child's immune system and avoid going to hospitals. Medicines destroy the child's system and our doctors are too fond of giving medicines. Good luck.

I would say Pakistani Doctors should not only given medical education but humanity/ethical education to not be greedy for money only but keep in mind Khauf-e-Khuda.

You all are already aware of Young Doctors drama has been going on for long now affecting common man in Government hospitals.
Young and old doctors are part of society and they r at their peak of greed and selfishness.

Mostly, we being nation are so lazy and want shortcut or ways to earn huge money without working hard. These doctors are really enjoying to be on strike and doing nothing and wasting their times and knowledge on the streets/roads.

If a country's economic situation is bad then they should not think to have high salary. They should look at developed European countries like Greece, Ireland, Spain etc. which are already in highest recession and there is pay cuts and job losses for high earner as well.

Only few doctors are God fearing in our society. May Allah give me, you and special Hidayaat to Doctors to help huminity and once they start doing that, Allah will bless them and us and put peace / sakoon in our life and family that we will not have fear of low income. Ameen.

We never had any bad experience in bahria hospital.i took my mother for check up few times in last one year to Maj Dr Iftikhar and Eye Specialist. All Doctors there I found very cooperative and friendly. I think if we get good service we should appreciate that and if someone had bad experience should bring in to notice of bahria hospital Management. God Bless to All.

Brothers not all doctors are Dakoos,it's only that you perceive it as such.Regarding fees you people are ready to pay Lacs in fees to lawyers, lacs to builders, thousands to fast foods and restaurants, tens of thousand per month to City schools, beachon house,Frobels etc but when you have to pay some hundreds to a very well qualified doctor you start crying.Your this attitude has led the doctors leave the country to places where they are highly paid and highly respected and you people are left with Quacks( fake doctors) who are really looting the people like Jehly Peers.
Besides at least at Bahria they have kept real qualified doctors.
Doctors are the only professionals who are competed by the fake doctors in Pakistan, no other professional. Allows any fake person to work in his place. The whole society is responsible for that.
I pray for the health of each and every one of you.

Hussain Kaisrani replied on Wednesday, February 13, 2013 08:48 AM PST

Afzal Sahib,
Thanks for your comment.
I feel Mr Father should have courage to write all this by disclosing his identity as he is mentioning name of Doctor on this public forum.
Secondly he should have registered his complaint by himself instead of asking the whole world to do this for him. At least he should have dropped his complaint in the complaint box in the hospital.

Like many others, I am also not happy with the philosophy and treatment system of doctors and hospitals. They are certainly serving to pharma industries instead of curing their patients. On the other hand Pharma industries also take care of Doctor's benefits as they are their clients not the patients. Generally doctors do not have time to check the patient properly. Also in this treatment system Doctor has nothing to do but to write another medicine for any new symptom.

I fully agree with Adnan Sahib that we should keep the hospitals and Doctor away by developing immunity (specially in children case). After understanding the business model, philosophy and treatment methods of Doctors, I studied other alternatives. I found Homeopathic treatment system more easy, simple as well as scientific. The beauty of this system is that it is easy to subscribe single remedy if patient is able to describe more symptoms. And in many cases single dose is enough (especially in case of children if their immunity is not ruined by DOCTORS).

The solution to keep doctors away (as much as possible) from your children is to have only three items in your home:
1. Bio Chemistry (Urdu book by H.Dr. Masood Qureshi)
2. 12 Biochemic remedies (Salts) - in the start only in 6x and smallest packing.
3. Mini Medicine Bag - A travelling bag of 36 remedies (It is a small bag which you can have in your pocket. It also contain a booklet - in English - for guidance. If any further guidance is required, I am always there to help.

Remedies will be used either from item number 2 or 3. And ONLY single remedy will be taken at a time.

All of these three items will cost you not more than Rs.2,000/= and these are enough for your family for years.

And it is NOT true that Homeopathic remedies have no side effects at all. As children love to take Homeopathic remedies so try to keep these remedies away from your children away.

Since Kaisrani sb brought up homeopathy let me mention that decades ago a retired civil servant in Islamabad used to practice Homeopathic medicine from his home based clinic in F-6 Islamabad. My father went to see him for severe Sciatica pain. He could hardly walk when he went there and was given the first dose right in the clinic by the kind doctor (for which he did not even charge anything). Within minutes of first dose his pain was completely gone and has never returned.

Unfortunately this doctor is now deceased but If someone has similar good experience with some doctor they should share his contact online. Also beware of overly commercial type practitioners who secretly use Steroids in there medicines for quick results at the cost of patients long term health.

I fully agree with your views about Homeopathic Doctors.

The Doctor you mentioned was Qazi Ahmad Saeed (What a great man - Zubaan peh Baare Ilaha Yeh Kis Ka Naam Aya) who has written two books with titles 1) Howash Shaafi 2) Moaljaat. Both of these books are published by National Book Foundation Islamabad.

Another H Doctor of same caliber was H Dr Safdar Ali of Bhalwal (Sargodha) who also wrote two books (1. Wahi 2. Homeopathic Tariqae Ilaaj)

Dr Asad Safdar S/O Dr Safdar Ali is practicing classical Homeopathy in USA. I am really impressed by his knowledge, treatment and diagnosis. He charges his fees in US dollars and dispatches medicine from there. He can be contacted at asad.safdar@gmail.com

In Lahore, one of Dr Asad Safdar's student Mr Saqib is also practicing Homeopathy with a mission and service attitude.

لاہور میں بلاول ہاؤس سیاسی سرگرمیوں کا مرکز

لاہور میں بلاول ہاؤس سیاسی سرگرمیوں کا مرکز

آخری وقت اشاعت:  جمعرات 14 فروری 2013 ,‭ 01:29 GMT 06:29 PST

P&D Fort Housing Scheme, Lahore - Whether to Invest in it or not?

I tried to get information from marketing staff member of P&D Fort Housing Scheme, Lahore but was not satisfied from him. Actually almost every society hire new staff on the launch of new project. And the booking staff is generally not seen after some time. Their information about the project is always superficial.
Having said that I understand that it is a Cooperative Society.

You may think to invest in it if:

  1. You can wait for at least 6 years to see your plot on ground or sell it on reasonable profit
  2. You are ready to pay a handsome amount for development charges (as this price is only for land purchase)
  3. You have no problem wherever the location of this project would be
  4. You do not have more funds for investing in bit better project.
  5. You understand that dealers would not take much interest in this project (and sale of plot may be a serious issue) as the price is too low.
The last date to submit application forms is February 20, 2013.  The location of P&D Fort Housing Scheme is not clear but following map gives some idea.

It is worth mentioning that The Punjab Planning & Development Department has announced that the name of P&D Department will not be linked up with the name of “P&D Fort” housing scheme of the P&D Department Employees Cooperative Housing Society Phase-II Lahore. While this P&D Fort must be considered as a PRIVATE HOUSING SCHEME.

Frequently Asked Questions about Safari Villas Bahria Town Lahore (PART 2)

Dear .............. Sahib,

Salaam,
My comments about your questions are in BLUE colour.
Hussain Kaisrani
=======================
Assalamo-alaikum,

My name is ........... and I am currently living in the UK

I visited your blog and you seem to have a good knowledge of the area i am interested in.

I hope you will have some time to answer some of my questions

1) I would like to move to Pakistan for at least a year with my wife and 4 kids. I am considering moving to Safari Village Bharia town. Is this the best or Is there a better location than Safari Village Lahore?

The project name is Safari Villas, Bahria Town Lahore
If you are asking about location within Bahria Town Lahore then Safari Villas is best option for the families who are shifting from abroad (We are discussing it at present. Otherwise Bahria Town is an ever growing project so new options keep on emerging there). I am recommending it due to following important factors:
community living, security and availability of facilities --- markets, mosque, water filtration plan, hospital, shops, parks, shopping mall, cinema, food courts, public and school transport, round the clock maintenance staff etc etc.

In case you are asking better locations in Lahore other than Bahria Town then it totally depends upon your priorities. There are certainly many options available close to city area.

2) What are the rents like in Safari Village Lahore? or the area you think is best suitable. ( for 5 marla and 10 marla furnished properties)

Rents are almost same throughout Bahria Town Lahore. You can get a villa from 5 Marla to 10 Marla at  Rs.26,000/= to 45,000/= per month (non furnished). You can hardly find a furnished property in Lahore as this concept does not normal exist in Pakistan. Furnished properties are rented out on very high rates.

3) Are there any kids activities/clubs? I really would like my children to go swimming, horse riding karate etc

Other than swimming, all other activities mentioned by you are available for kids and young ones. As per Bahria Town management statement, swimming pool would also be available in a year or so if not earlier.

4) Does electricity go off?

Generally it does NOT go off.

5) What does it cost for basic utilities, ie gas, electric, water, security etc for average 5 & 10 marla house.

It does not depend much upon size of the house but the season and how much these facilities are used. Rates are not much different for all these facilities than other housing projects of Lahore.
Security and water (plus many other facilities) are included in monthly living cost (you can say it Council Tax in UK terminology) which is Rs.1,500/= per month. In Safari Villa project, 10 Marla villas are very limited in quantity. Generally people prefer 8 Marla Villas to rent out for small families.

6) Do the schools have good teachers?  Are the schools good?

This is difficult to reply as good is vague or a relative term. At least I can confirm this that Bahria Town Lahore school provides far more better quality education than British national schools. For getting more people's review about it, please visit following posts of my blog:

and
http://kaisrani.blogspot.com/2012/10/bahria-town-school-system.html

7) Is it possible to find a furnished house in Safari Village for rent? any online sites I can try?

I do not think that you can find and get a Safari Villas rented online. These are not advertised online due to very high demand. Generally an owner can rent out his/her villa within couple of days. Only those people will try to hunt online renter who want to fetch extra money from some person who has no idea of ground realities and market rates. You may keep on visiting www.lahorerealestate.com/ads for general information about Lahore properties.

Thanks and regards,
Hussain Kaisrani

Bahria Town Lahore Sector F - Is it a good investment?

It is a good project but price wise on higher side. It is a safe and good investment if some one
  1. can not afford to buy a property on lump sump cash
  2. can wait for longer time (at least three years)
It can help to make a compulsory saving as one can save Rs.32 Lac during next two years if (worst cum worst) the price does not increase much. Bahria Town Lahore Sector F is certainly a good option for making a home as there is no chance to get a plot of 10 Marla in this price any where in Bahria Town Lahore after two years. The prices have already gone significantly up after the launch of Sector F.

In case you have cash available then it is not a good investment at all. Also it is not a best option for the people who have limited cash availability and want to get out of it after two three installments.

Location of Sector F Bahria Town Lahore
In Bahria Town Lahore proper (Not Bahria Orchard or Bahria Nashaman etc) installment buying there is no problem of location at all. Only two years ago hundreds of plots were thought bad located (on boundaries etc) and now these are considered very good location plots.
We should keep it in our mind that Bahria Town Lahore is an ever growing project and it has great potential to grow even further so the matter of location does not matter much (in case of installment plots).
As per my information and knowledge, Bahria Town Lahore has already sold almost all of its plots in Sector F before the official launch on Rs.31 Lac (or less) per Marla. Advertisements and announcements are being made in favour of these investor's or dealers.

Updates:

  1. Sector F Bahria Town Lahore - Is it possible to save property dealer's commission
  2. LDA Verses Bahria Town Lahore - It is only a game
  3. LDA announcement / Notice against BAHRIA TOWN LAHORE
  4. Bahria Town Response to LDA Notice - Aagah Karo, Gumrah Nahim
  5. Sector F Bahria Town Lahore Balloting and Map Presentation is scheduled on December 20, 2013 at Bahria Marquee, Bahria Grand Hotel, Bahria Town Lahore

@Hussain Kaisrani Sahib, Will you please throw some light on P&D Coop Housing Society? They claims to be a PED Deptt Society whereas somepeople say that P&D Deptt has no concern with it. If it is a private society, the how come someone is using the Govt Deptt name so openly and bravely ? Regards

Thanks for good analysis. I would say for the people who are looking for good investment opportunities and can not afford lump sum payment its a good opportunity to either own a piece of land for construction or investment.
