The Legality issue of Bahria Town Lahore - Frequently Asked Questions

I have bought plot no. 1005 in overseas Bahria Town D block Lahore to build my house about 6 weeks ago for 41 lacs.

Now all of the sudden LDA has announced that sector D is illegal. I really like the location of my plot. I am really confused now should I sell it or should I go ahead with the construction. please advise.

Even if I sell it would I be able to sell it with a profit?

Sell it, might you could sale it out in loss. But its better to have some thing :)

I suggest that you keep the plot and start the construction.

Dear asif,
If you get your map approved by TMA then what is the problem of legality in it. Certainly you should go for construction if you want to live there.
We are hearing these kinds of things since 2005. In those days every second comment used to be " Malik Riaz will run away after grabbing all the money". I was waiting to see whether some one says this or not but no one thinks like that now.
Prices may go up and down but there will be no problem of fraud and illegality if you have possession of plot and got the map approved from TMA.

Dear Asif, I strongly believe that this is just a rift with Malik Riaz and PMLN, I am sure this will get settled after elections. MR is a cunning man and if PMLN comes into power and zardari goes, MR will make it up with Nawaz Sharif. As for approval from LDA is concerned, it is just a mere formality and documentation, which can be done at any time. MR and Bahria are too powerful and lets not forget that Pakistan Navy (Bahria Foundation) is still pretty much involved with this project. MR is very highly connected inside the army and in the end, money can buy anything in Pakistan. So if I were you, I would sit on my plot for a while and let things cool down instead of bearing a loss. This is only my thought and not a professional opinion, therefore, please seek advice if you need to. Good luck.

Dont make panic based decisions

wait and see for now. As you see that today court let go of Malik Riaz Hussain from land grabbing case. So this matter of sector D would be sorted out too

Don't panic asif, my take is that things will be sorted out. LDA cannot destroy the city built by bahria so don't sell at a loss.

sir g its not illegal. why u people getting panic ,unable to understand.
just build your house nothing to worry about.there are already more than 100 resident there.
mr ali bukhsh januja dont mislead peolpe ,better u stay away from bahria i personaaly think.

@Asif I think no worries for BT plot owners. U just compare LDA & bahira scheams.u will get answer who hs fallow laws building houses.Its only political propaganda game. Only will lose Vote who are behind this game becuz they have played wit people hearts who hs dream to built house & live in BT peaceful housing society.meray khyal meh ager Dushmen be koi acha kaam keray tu us ki Khaubi beyan kerni chiya. Bahria hs provided fair & best housing concept for all class of people.

Al though i usually dont particiate on such discussions where people have asked more about issues, on the particular land, or scheme, but today,,my @ss is burned due to some thoughts came from junks, here.
anyway, two things remember, If Malik dies ( which will happen one day) tomorrow, so what will be the future of BT. CAn anyone Answer?
So what is this crap now. Why so many of you just limited to his personality, or just totally depends on him. This is bullshit and wrong. He delivered the project and now only playing games with different sort of govt department so earn more and more with the develped projects, nothing else, Have anyonw remember of the initial launch on Bahria Town in lahore on its earlies, where millions of people bought files and invested huge amount, and where he played the same game , and people had sell out those files in even 25% of recoevers of their amoutns. Same things happening, So pls pls stay calm, and do nothingm dont get excide, dont get upset with dealers, and their opinions to get back the investment from BT. This is all DRAMA, nothing else, stay what ever you have in hand in SEC D,E F and see you worth of land in just the month of July-August, i ma here and my name is enough for my opinions previously posted, and none of them is challenged, and proven predicitions was firmed and now having resutls.

Are you sure overseas B Lahore is in Sec D? I called 
bahria office and I couldnt get a proper answer. Once they said its a separate sector and second time when I called, they said it is in Sector C? Can anybody comment?

A-R Siddiqi sahib, I respect your posts but what's the guarantee, the will get the same plots on same land which they purchased from Bahria. You reminded me old days where I myself invested in files in sector C and didn't sold the file at give away price but later I was forced by Bahria to get plot in Bahria Orchard. Again Bahria is buying 1000's of acre land near Orchard and that could be for Sector C,D ,E investors!! Sorry i don't mean to heart anyone.

Bahria Town Lahore Overseas Block is certainly NOT a part of Sector D as it was announced at least SIX years before the launch of Sector D.
It was announced with Sector C but as a separate Block with the name of OVERSEAS Enclave. Its name, payment schedule, terms and condition and currency for booking prove that it is totally a different and separate Sector.
Bahria Town official website is treating it as a separate project. Bahria Town introduced a dedicated website along with new logo for its OVERSEAS ENCLAVE project. You may check the following link in this regard:

It is neither in Sector D nor in Sector C. It is under Overseas Enclave Category. Overseas A, Overseas B and Overseas Extension.

Thanks for your input. Really appreciate. The current dispute between BT Vs LDA made me worried about the legality although I see people constructing houses in Overseas B. I hope I will not face any problem from TMA/LDA when I decide to build the house in overseas B and will seek their approvals. Appreciate if somebody can shed light on his experience in dealing with TMA/LDA in obtaining approvals.

The Point is not the case for Mr.Asif, it is the case for several persons like Mr.Asif who now wanted to know whether to remain inn in BT, or quit from the game by lossing or selling land in less price, while the scandle/or pre planned game is now playing between BT&LDA.

while i have heard the same, that people were forced to transfer their lands on Bahria Orchad, as no option, but agian, that is rediclus game by Riaz Malik. Rest if the terms and conditions they are following and and as a purchaser you have signed to accept, then there is no reason
to think more and just play with the terms and conditions.
My main aim of the post was to give a sense to my brothers to please
just avoid and ignore such compaigns launched by LDA, and ramin calm, and nobody should get benefit from the seller to buy his land on ONAY-PONY DAAAM, where a huge number of Bahria dealers are involved in this game too,(i am sorry)but that is fact. And this my call to LDA, if he has an issue with BT town land, then come on to the LAND, of BT town Sec D,E F, and show his power, rather then harrsing innocent ppl, Thet cannt do this they know very well.!!!

Anyway just a piece of advice, pls ppl stay calm and get a grip on your land, and sell it atleast the same principle amount. And to do that, dont get loose your moral, and be solid on your ask...!!!

Why do you suddenly feel that you are going to loose everything OR why to feel that you would suddenly be a billionaire from this plot

Sense lies in between these two extremes.

You have no option for Sector F because sale purchase or transfer is not started yet.
For Sector E, you can keep it or sell it.
I would suggest just wait and see. Do nothing and be calm in this situation.

@Mahmoud,
Welcome! I understand that you do not need to get involved for obtaining approval from TMA (LDA has nothing to do with it) as Bahria Town will be dealing the matter directly.

    The main attraction for me to Bahria town is that there is no load shedding of electricity and they have street maintenace and security. What happens if after they have sold all their plots they may decide not to provide security, 24/7 electricty etc. Bahria wouldn't be worth anything. Please let me know what you think.

      I understand that you are not aware that Bahria Town is charging for the services they are providing. If they don't keep facilitating, the residents would either manage it by themselves or they would shift where their required facilities are available.
      Why to suppose negative things when there are lots of reasons to think positively. Thanks.
