Sector F Bahria Town Lahore Balloting and Map Presentation is scheduled on December 20, 2013 at Bahria Marquee, Bahria Grand Hotel, Bahria Town Lahore

(Second Balloting of Sector F Bahria Town Lahore residential plots is announced - Updated on January 24, 2016)


Bahria Town Management has always avoided to discuss anything about its newly launched projects publicly:
  1. Sector F Bahria Town Lahore
  2. Bahria Golf City
  3. Bahria Green Valley
During last six months at least two dates for balloting of Sector F were announced through dealers - First in June and the second one on December 15 but practically it didn't happen and there was no one available who could let the members know why the balloting on these dates were cancelled or postponed.

The members are desperate to know the location of the Sector F and their plots. I am pleased to share the confirm information of Sector F, Bahria Town Lahore balloting. It is now going to be held on December 20, 2013 at 3:00PM and the venue is Bahria Marquee (Bahria Grand Hotel). Hope Bahria Town Lahore Management would also present complete map of Sector F by tomorrow.


It is import to mention that only those application forms / members would be included in the balloting who have paid all the due installments till December 05, 2013.

  1. Yes I have seen the official map of sector-f and some blocks added but still the map is no so much impressive. It is expected the golf city location is much better alongside the sector-C.

      Now the map is on the table. Want to know which one are prime location. Sheikh Saadi and Alamgir blocks looking good and close to Mall of Bahria' educational complex and in between parks. What's your idea ?

      Thanks for your comment.
      It is very difficult to understand that map as there is no landmark shown on it properly. We can get some idea that it would be touching Sector E, but from where and how, it is not yet clear. Moreover I seriously believe that Bahria Town would need to change / revise it when it starts shaping up. At present I am not in the position to give you my opinion as this map has serious flaws in it.

    1. I can not say this at this stage whether it would be behind of NFC phase 2 or not but I understand that NFC Phase 2 Location seems much better than some area of Sector F.

    Dear Mr. Kaisrani, I would like to know about Sector-E Johar Block. Can you please tell me location of this block. I want know why prices are low in this block. If you compare with Rafi Block and Quaid Block. Some one selling a 10 marla plot facing park in Rs.39 Lac and Rafi and Quaid plots are 42-45 Lac. I want know why is that? or should I buy this Johar Block plot or not? thanks in advance

      As per present map of Sector E, Bahria Town Lahore The Johar Block is located at the end. Its distance from starting Blocks (Rafi Block) would be around 3 KM or more.
      Quaid Block is also located bit away from starting Blocks but its location is also good as its approach from Lahore Canal, Commercial area and Bahria Homes (which are at finishing stage) makes it attractive.
      Not all the plots in Johar Block are Physically existing plots. You should first visit by yourself (or in case you are not in Lahore then some one on your behalf visit the plot or at least its area physically) before selecting the plot to buy.
      Sector E of Bahria Town (especially the area in between Grand Mosque and Bilawal House) may have a problem of Lahore Ring Road passing through it. You should also consider it when buying a plot in Sector E.

    Thanks for all your inputs as these always helpful to take important decisions. At the moment BT Lahore property seems in pressure. Investors are crazy about Karachi forms. In your opinion' what should be right choice to invest I mean sector F' Bahria golf or Green valley

      The exact location of all three projects - Bahria Town Sector F, Bahria Golf and Bahria Green Valley - is not yet clear. We can have an idea of Sector F location but I understand that the present map would be changed when this sector gets some shape.
      Having said that, I still think that Sector F seems better choice than Bahria Golf and Bahria Green.

  7. Bahria Golf has been finalized. Its with nargis block, I have seen the development work getting started and more importantly direction board (big blue ones) infront of nargis now also tells the direction of Golf View Residencia. I will take picture in my next visit and share with you. Thanks

      I have also seen the board and things are being official announced now.
      Bahria Town Lahore is now presenting may and Master Plan of Golf View Residencia by tomorrow at 3:00PM.
      At last Bahria Town management has decided to own this project publicly.

    Bahria Golf and sector F are now shaping up. What's happening about Bahria Greens...i mean any inside news regarding the announcement of location and balloting as experiencing very low rates at this point in time.

    Hussain i would like to ask you regarding the Overseas Block in Bahria Town Lahore. The main question is this that is overseas blocks more expensive as compared with other blocks and are they any different from the other blocks i.e facilities, development???
    I am thinking to book a plot in Bahria Karachi Overseas block but have found out that they are expensive as compared to the normal Bahria Town Karachi.
    I was wondering that will it be better to book in overseas or just to buy some plot after balloting in the normal bahria town karachi blocks.

    1. Dear Sania Ahud,
      Personally I do not see any significant difference in Overseas Enclaves and other Blocks. In Lahore the location of Overseas A Enclave is better than all other blocks in Sector C But this is not the situation with Overseas Enclave B.
      There was an edge (which is also being offered for Karachi Projects) for Overseas members that they can book/buy a file when membership is closed for general public.
      If you are convinced to buy a plot (after balloting) then you can better decided after checking the location of Overseas Block and other blocks.
      If you want to book a file then you may consider booking a normal block.

      I am basically from lahore but wanted to invest in bahria karachi only because that is the only project which is owned publicly by bahria where as the projecta like bahria green lahore are only dealt by dealers which seems a bit odd to me.
      in addition to that bahria karachi is the firat ever project of bahria in sindh so bahria will want to set is as an example to spread into sindh.
      The only concern I have is that the 10 marla plot in bahria town was priced at 28 lacs and the overseas block are priced around 34 lacs according to the latest currency exchange rate as overseas will be paying in dollars which can reault the price to rise even more tham 34 lac.
      What is your take on this?

      I understand that this should not be the only reason. All the projects which are being transferred in Bahria Town office are officially Bahria Town project. Bahria Town Lahore is facing difficulties in Lahore (LDA / TMA) so it is not announcing its projects publicly to avoid any issue which it faced when Sector F was announced. The Marketing strategy is changed but all other factors are same. In Karachi Bahria Town has not problem due to very good relations with PPP government. Any change in political system may disturb Bahria Town situation over there as well.
      If you are fine with Bahria Town Karachi projects then it is equally fine if you go for normal blocks instead of Overseas Blocks. As you mentioned that the cost would go much higher with the increased in exchange rate. Moreover Bahria Town charges its own exchange rates when depositing the installments, possession charges if you keep the plot till possession.

      Yes, DD Block of Sector D Bahria Town Lahore seems safe as far as Lahore Ring Road is concerned.

    I recently followed your discussion. i have a plot in sheikh saadi. recently i visited the sector f and did not found its location and confused about its future. i actually buy it for residential purpose and i feels that there must require 2-3 years to establish sheikh saadi block. i want to know what is the future of sheikh saadi block and what to do at present. please guide me with your expert views. thanks
