Awami Villas - A project of Bahria Town Pvt. Ltd.: A good investment option

Bahria Town management launched its Awami Villas project on Pakistan Independence day - August 14, 2005. These were the last days of previous property boom and soon after that property rates went deep down until situation started improving last year.


Now when we analyse the situation of that time, it seems that Malik Riaz Hussain (then Chairman Bahria Town Pvt. Ltd.) and his team had an idea of property's problematic future. They launched this low cost project in installments to target that neglected segment of investors who had saving of only Rs.one Lac Rupees or so.

Awami Villas was introduced as a mega project of Bahria Town. Malik Riaz Hussain's articles appeared in daily Jinnahh about the details of this project and his social welfare ideas behind this project. House Building Finance Corporation Ltd (HBFC) of Pakistan shown its involvement in Awami Villas. It was thought that Awami Villas project would bring a revolution in House Building in Pakistan.

Awami Villas were introduced in two categories:
  1. Standard Quality Villas - Rs.3.5 Lac
  2. Premimum Quality Villas - Rs.5 Lac
  3. Upgrade Quality (it was added later)
The model houses are launched in Lahore and Rawalpindi. CM Pervaiz Elahi visited Awami Villas Rawalpindi to boost up the project. As usual the investors as well as common man invested hugely in it.

The owner of Awami Villas kept on paying installments but there was no sign of balloting till 2008. Many people left paying further installments and in the result of it, Bahria Town cancelled hundreds of Awami Villas memberships in 2008 and sent the post dated cheque of received amount after deduction of 20%.

Many ups and down came and investors lost interest in the project though it was a small investment and showing growth. Bahria Town also gave possession of 100 Awami Villas in Rawalpindi which gave some hope to the members. And they also announced location and master plan in Lahore.

Bahria Town could not maintain the momentum and Awami Villas project remained a neglected one. Recently some Awami Villas are delivered in Bahria Orchard. These are not fabricated houses as were announced on the time of launch. Even then the project could not attract new investors. All of its direct publicity has been finished including its dedicated website. Bahria Town has provided only a page on its main and official website and links over there are not in working condition any more.

On December 31, 2012, the rate of Awami Villas was around Rs.9 Lac. It is now being informed that Awami Villas Project would be located in Bahria Orchard and the old Master Plan is no more active now. It seems that Bahria Town will be delivering Awami Villas in the form of apartments instead of on ground constructed homes.
The rates of Awami Villas have started improving gradually now. During last couple of months it gained at least Rs.5 Lac on total investment of only One Million Rupees.

In my opinion Awami Villas project is one of the best investment due to
  • Small investment
  • Low Risk Investment
  • A project of Bahria Town
Whether Awami Villas would be a two bed room house on 5 Marla plot or as an apartment, the residents would be taking all the benefits and advantages of Bahria Town's facilities. In both cases, when delivered its worth would not be less than Rs.20 Lac. The rate may be even on higher side.

The prevailing rate for Premier Standard Villas, nowadays, is around Rs.14 Lac and it is increasing gradually.

کیا انشورنس جائز ہے؟ (ایک نقطۂ نظر) ۔ INSURANCE AND ISLAM


جوں جوں معاشی تقاضے بڑھتے جاتے ہیں‘ اس قسم کے استفسارات کی تعداد میں بھی اضافہ ہوتا جاتا ہے کہ بینک کا سود جائز ہے یا ناجائز ‘ زمین بٹائی پر دی جا سکتی ہے یا نہیں‘ روپیہ لگا کر منافع میں حصہ دار بننا کیسا ہے ‘ پراویڈنٹ فنڈ کا منافع لیا جا سکتا ہے یا نہیں‘ انشورنس جائز ہے یا نہیں !!!۔

بات بینک کے سود‘ مضاربت‘ مزارعت‘ انشورنس وغیرہ کی نہیں۔ اصل بات یہ ہے کہ ہمارا موجودہ معاشی نظام ہی غیر قرآنی ہے اور ہم چاہتے یہ ہیں کہ کسی طرح اس غیر اسلامی نظام میں ’’اسلام‘‘ کا پیوند لگا کر اپنے آپ کو مطمئن کر لیں۔ یہ اطمینان فریب نفس سے زیادہ کچھ نہیں۔ کوئی غیر اسلامی نظام‘ پیوند سازی سے اسلامی نہیں بن سکتا۔ لہٰذا‘ غیر اسلامی نظامِ معیشت کو علیٰ حالہٖ رکھتے ہوئے‘ اس قسم کی بحثیں کچھ فائدہ نہیں دے سکتیں۔ اگر قرآن کا معاشی نظام قائم ہوجائے تو اس میں‘ ان میں سے کوئی سوال بھی پیدا نہیں ہوگا۔ آج ان سوالات کی نوعیت اسی قسم کی سمجھئے جیسے(مثلاً) ایک کمیونسٹ ‘ نظامِ سرمایہ داری کے تحت زندگی بسر کرتے ہوئے پوچھے کہ میں ذاتی جائیداد بنا سکتا ہوں یا نہیں؟

 اب انشورنس کو لیجئے۔ اس کی ضرورت اس لئے پڑتی ہے کہ ایک شخص سوچتا ہے کہ اگر کل کو اس پر کوئی حادثہ گزر جائے تو اس کا (یا اس کی موت کے بعد‘ اس کے بچوں کا) کیا بنے گا؟ قرآن کے معاشی نظام میں کسی شخص کو اس قسم کا خطرہ لا حق ہو ہی نہیں سکتا۔ اس نظام میں ہر ذی حیات کے سامانِ زیست (بنیادی ضروریاتِ زندگی) بہم پہنچانے کی ذمہ داری مملکت پر ہوتی ہے‘ اس لئے اگر کوئی شخص کسی وجہ سے کام کرنے سے معذور ہوجائے تو اسے اس کی فکر ہی نہیں ہو گی کہ وہ کھائے گا کہاں سے یا اگر وہ وفات پا جائے تو اس کے بچوں کا کیا بنے گا۔ لہٰذا‘ اس نظام میں انشورنس کی نہ ضرورت لاحق ہوتی ہے‘ نہ ہی اس کے جائز اور ناجائز ہونے کا سوال پید اہوتا ہے۔ اس میں ہر فرد اپنے اور اپنے بیوی بچوں کے مستقبل کے متعلق ہر طرح سے اَشورڈ  ہوتا ہے۔

لیکن آج (غیر اسلامی نظامِ معیشت میں) صورت یہ ہے کہ اگر کوئی فردِ کاسب (کمائی کرنے والا انسان)‘ کسی وجہ سے کام کاج کرنے سے معذور ہوجاتا ہے‘ یا اس کی موت ایسے حالات میں ہوجاتی ہے کہ اس کے پاس اثاثہ کوئی نہیں ہوتا‘ تو وہ خود اور اس کے بیوی بچے نانِ شبینہ تک کے محتاج ہوجاتے ہیں اور ان بیچاروں کا کوئی پرسانِ حال نہیں ہوتا۔ غیر قرآنی نظامِ معیشت(یعنی نظامِ سرمایہ داری) میں اس صورتِ حال سے بچنے کے لئے انشورنس کی اسکیم رائج کی گئی۔ اس سے‘ بہرحال‘ اس قسم کے واقعات میں‘ زندگی کے دن بسر کرنے کے لئے ایک سہارا مل جاتا ہے۔ اندریں حالات ‘ موجودہ نظام میں‘ اس اسکیم کو غنیمت سمجھنا چاہئے لیکن

!شیخ کہتا ہے کہ ہے یہ بھی حرام اے ساقی

یعنی ہمارے مذہبی پیشوا بجائے اس کے کہ موجودہ نظام کو حرام قرار دیں‘ اس کے اندر اس قسم کی سہولتوں کو حرام قرار دے دیتے ہیں۔ اور جب پوچھا جائے کہ صاحب! اگر یہ شخض انشورنس نہ کرائے اور کل کو اس پر اس قسم کا حادثہ گزر جائے تو اس کا اور اس کے بال بچوں کا کیا بنے گا‘ تو کہہ دیتے ہیں کہ یہ بتانا ہمارا کام نہیں ۔ ہمارا کام تو شریعت کا حکم بتانا ہے۔
یہی سوال قرآن کریم نے بھی اٹھایا تھا جب کہا تھا کہ

أَيَوَدُّ أَحَدُكُمْ أَن تَكُونَ لَهُ جَنَّةٌ مِّن نَّخِيلٍ وَأَعْنَابٍ تَجْرِي مِن تَحْتِهَا الْأَنْهَارُ لَهُ فِيهَا مِن كُلِّ الثَّمَرَاتِ وَأَصَابَهُ الْكِبَرُ وَلَهُ ذُرِّيَّةٌ ضُعَفَاءُ فَأَصَابَهَا إِعْصَارٌ فِيهِ نَارٌ فَاحْتَرَقَتْ كَذَٰلِكَ يُبَيِّنُ اللَّهُ لَكُمُ الْآيَاتِ لَعَلَّكُمْ تَتَفَكَّرُونَ 2:266 

کیا تم میں سے کوئی شخص بھی یہ چاہے گا کہ 

(1) اس کے پاس کھجوروں اور انگوروں کا سرسبز شاداب باغ ہو جس میں پھل بکثرت آئیں۔
(2) وہ بوڑھا ہوجائے اور اس کے چھوٹے چھوٹے بچے ہوں۔
(3) کہ ایسے میں ایسی بادِ سموم چلے کہ اس باغ کو جلا کر راکھ کا ڈھیر بنا دے (اور اس طرح وہ پورے کا پورا کنبہ سامانِ زیست سے محروم رہ جائے)۔
(4) کیا تم میں سے کوئی بھی چاہے گا کہ اس کی ایسی حالت ہو جائے؟
اگر ایسا نہیں چاہتے تو پھر فکر وتدبر کی رو سے دیکھو کہ وہ کونسا قدم اٹھایا جائے جس میں ایسی صورت پیدا نہ ہو۔
ظاہر ہے کہ دنیا میں کوئی شخص بھی ایسا نہیں چاہے گا۔ قرآن نے اس کا اعترا ف کرانے کے بعد (کہ ان میں سے کوئی بھی ایسا نہیں چاہے گا) کہا کہ پھر تم ایسی آفت سے بچنے کا انتظام کیوں نہیں کرتے! اور وہ انتظام یہ ہے کہ تم قرآن کا تجویز کردہ معاشی نظام اپنے ہاں رائج کر لو۔ اس نظام میں کبھی ایسی شکل پیدا نہیں ہوگی۔
قرآنِ کریم نے اس کا یہ حل بتایا اوررسول اللہ صلی اللہ علیہ وسلم نے ایسا نظام قائم کرکے دکھایا کہ یہی ان مشکلات کا قرار واقعی حل ہے۔
وہ نظام باقی نہ رہا اور دنیا میں نظامِ سرمایہ داری کا چلن عام ہو گیا۔ اس نظام میں بھی وہی سوال سامنے آیا جسے قرآن سامنے لایاتھا۔ اس نظام کے حاملین نے اس کا حل انشورنس کی صورت میں تجویز کیا۔ اس میں شبہ نہیں کہ یہ حل ویسا نہیں جیسا قرآنِ کریم نے تجویز کیا تھا‘ لیکن موجودہ غلط نظام میں یہ حل‘ جب تک قرآنی حل ممکن نہ ہو بہرحال غنیمت ہے اور دنیا اس سے فائدہ اٹھا رہی ہے۔ لیکن ہماری حالت یہ ہے کہ ہم اپنے ہاں قرآنی حل رائج نہیں کرتے اور دنیا نے جو حل تجویز کیا ہے‘ اسے اپنے اوپر حرام قرار دے لیتے ہیں۔ نتیجہ اس کا ظاہر ہے۔
قرآن نے (مندرہ بالا آیت میں) کہا تھا کہ تم سوچو کہ تمہیں کیا انتظام کرنا چاہیے، جس سے ایسی صورت پیدا نہ ہو سکے۔ لیکن ہمارے ہاں شریعت کے معاملہ میں سوچنے کو حرام قرار دے دیا گیا ہے۔

انشورنس کو ناجائز قرار دینے والے حضرات کی طرف سے دو دلائل پیش کئے جاتے ہیں ۔ ایک یہ کہ یہ چیز ’’توکل علی اللہ‘‘ کے خلاف ہے اور دوسرے یہ کہ اس میں سود شامل ہوتا ہے۔
جہاں تک ’’توکل علی اللہ‘‘ کا تعلق ہے‘ ہمارے یہ محترم بھائی توکل کا ایسا مفہوم پیش کرتے ہیں کہ جس سے یہ قوم اپاہجوں اور مفلوجوں کا گروہ بن کر رہ گئی ہے۔ ان کے پیش کردہ توکل علی اللہ کے مفہوم کی تردید تو روزمرہ کے واقعات کررہے ہیں۔ اگر توکل علی اللہ سے مراد یہ ہے کہ تم اپنے لئے کوئی حفاظتی تدبیر نہ کرو‘ کیونکہ رزق کی ذمہ داری اللہ نے اپنے اوپر لے رکھی ہے‘ تو یہ جو اس وقت دنیا کی اِتنی زیادہ آبادی رات کو بھوکی سوتی ہے اور ایک ایک قحط میں لاکھوں انسان بھوک سے مرجاتے ہیں یا فردِ کاسب (کمائی کرنے والے انسان) کی موت کے بعد‘ اس کے بیوی بچوں پر فاقے آنے شروع ہوجاتے ہیں ‘ تو اس وقت اللہ تعالیٰ کی یہ ذمہ داری کہاں چلی جاتی ہے؟
توکل علی اللہ کے معنی ہیں اللہ تعالیٰ کے تجویز کردہ نظام کی محکمیت پر پورا پورا اِعتماد ۔۔ یہ بھروسہ کہ اس نظام میں کبھی ایسا نہیں ہو سکتا کہ کوئی ذی حیات بھوکا رہ جائے۔ یہ اسی نظام کی محکمیت تھی جس کے پیش نظر حدیثِ مبارکہ ہےکہ رسول اللہ صلی اللہ علیہ وسلم نے فرمایا
اگر کسی بستی میں کوئی ایک فرد بھی رات کو بھوکا سوجائے تو اس بستی سے اللہ تعالیٰ کی حفاظت کی ذمہ داری ختم ہوجاتی ہے۔
یا جس ’’ذمہ داری‘‘ کی حضرت عمرؓ نے ان الفاظ میں تشریح کی تھی کہ
اگر دجلہ کے کنارے کوئی کتا بھی بھوک سے مرجائے تو بخدا عمرؓ سے ا س کی بھی باز پرس ہو گی۔
یہ تھا وہ نظام جس پر کامل بھروسہ کو ’’توکل علی اللہ‘‘ کہا گیا تھا۔
باقی رہا سود کا معاملہ ۔۔۔ اِس ضمن میں عرض ہے کہ ’’کارِ خیر‘‘ یا مسجد مدرسہ کی تمیر وغیرہ کے لئے جس قدر عطیات دئے اور لئے جاتے ہیں، اُس کے متعلق کبھی کسی نے غور کیا ہے کہ اس میں کس قدر حصہ سود کا ہوتا ہے؟ سود‘ موجودہ نظامِ سرمایہ داری کا خونِ رگِ حیات ہے۔ اس سے (اس نظام میں زندگی بسر کرنے والوں سے ) کس کو مفر ہو سکتا ہے؟

جو کچھ اوپرکہا گیا ہے اس کا ماحصل یہ ہے کہ موجودہ نظامِ معیشت سراسر غیر اسلامی ہے اور سود‘ انشورنس وغیرہ قسم کی اسکیمیں اس نظام کا لازمی جزو ہیں اور یقیناً غیراِسلامی۔ لہٰذا‘ جب تک ہم اس نظام کو گوارا کئے ہوئے ہیں‘ ہمیں اس شجرہ الذقوم کے برگ وبار کو بھی گوارا کرنا ہو گا۔
اور اگر ہم انہیں گوار نہیں کر سکتے اور رزقِ حلال کے متمنی ہیں تو اس کا علاج اس کے سوا کچھ نہیں کہ ہم موجودہ غیر قرآنی نظام کی جگہ ‘ قرآنی نظامِ معیشت رائج کریں۔ لیکن اگر ہماری روش یہی رہی کہ موجودہ نظام سرمایہ داری کو توعین مطابقِ اسلام قرار دیتے (یا سمجھتے) رہے اور اس کے برگ وبار کو حرام‘ تو یہ فریبِ نفس ہے جس سے عملی مشکلات کا حل نہیں مل سکتا۔ (ماخوذ)۔

Bahria Town invites PM Task Force to its power system

ISLAMABAD: The Bahria Town has invited the Prime Minister Task Force on Power to visit its towns in Rawalpindi, Islamabad and Lahore to review and evaluate in detail its grid stations and power generators constructed to produce its own electricity.

The prime minister had constituted a task force to end or reduce power crisis in the country. The Bahria Town spokesperson welcomed this task force and invited it to first visit their power generation system.

The Bahria Town has constructed its own power generators of 12MW in Rawalpindi and 9MW in Lahore to ensure 24-hour power supply to its residents. The cost of these power generators comes at Rs28 per unit however the Bahria Town was charging only Rs10 per unit from its customers including hospitals, educational institutions and houses and is bearing all losses in this regard by its own.The residents of Bahria Town have appreciated this facility and urged all other societies to follow the suit. While generation electricity by its own the Bahria Town is also saving 43 percent losses including 30 percent line losses, 10 percent maintenance cost and 3 percent billing recovery expenses.It is suggested that by following the Bahria Town system not only the loadshedding can be controlled but 100 percent billing recovery also can be achieved.

People shift money from banks to real estate to dodge FBR


As Lahore offers what real estate buyers find a safe and secure investment avenue, largely due to a stable law and order situation, plot prices are touching the sky in some areas, increasing by a whopping Rs4 million in just a month.
People are increasingly pouring money into real estate leading to a sharp rise in prices following the access granted to the Federal Board of Revenue to bank accounts of depositors to search for potential taxpayers, market people say.
Land prices in the provincial capital have been on the rise for years. Previously, the price increase was much steady, but for the last one month, prices have gone up at an abnormally high pace.
Defence Housing Authority (DHA) is once again leading the surge followed by Bahria Town.
This comes despite the fact that DHA Islamabad is facing a case in the Supreme Court and the order of freezing its accounts has created uncertainty among investors in the city, causing a fall in land prices there.
The case has not disturbed land prices in DHA Lahore and investors are continuing to buy real estate in different sectors of the society.
According to market people, the price of a plot of one kanal in DHA Phase 5 ranges between Rs16 and Rs26 million, an increase of Rs4 million compared with prices a month ago when they stood at Rs12 to Rs22.5 million. In some cases, however, land owners are demanding more than Rs26 million.
In Phase 6, the price of a one-kanal plot ranged between Rs9.5 and Rs15.5 million a month ago and now stands between Rs11 and Rs18.5 million, an increase of Rs1.5 to Rs3 million.
In Phase 7, average increase in plot prices is between Rs1 and Rs2 million as the price of a one-kanal plot stands between Rs7.5 and Rs13 million. Previously, prices were between Rs6.6 and Rs11 million.
“The major reason for the increase in real estate prices this time around is the decision of the government to allow the FBR to check bank accounts of the rich. Following this, people are shifting their priorities and purchasing land in Lahore, preferably in DHA,” said Mian Talat, CEO of Talat Enterprises, a real estate agency.
The easing of monetary policy, in which the State Bank cut the discount rate by 50 basis points to 9% in June, also played some role in encouraging investment, he said.
Despite the abnormally high prices, Talat is certain that the market will not crash in the near future. “The reason is the same, better law and order situation and infrastructure facilities than the rest of the country. Prices all over Lahore rise but not as much as in DHA,” he added.
The other society that has benefitted from the real estate boom is Bahria Town Lahore.
Prices of a one-kanal plot here have increased by Rs3 to Rs3.5 million in one month as they are in the range of Rs11 to Rs16 million compared to Rs8 to Rs12.5 million earlier.
The price increase in other parts of the city is comparatively lower. In Johar Town, price of a one-kanal plot is between Rs7 and Rs30 million, depending on the location. Very few blocks in the area saw the price hike in the past one month with the highest increase of around Rs1 to Rs1.5 million. The trend was similar in an adjacent society.
“Real estate is a safe haven for investors and we hope that this trend will continue,” said Ijaz Ahmad, a real estate expert.
“In the last two weeks of Ramazan, many overseas Pakistanis come back home to celebrate Eid with their families. This is the peak time when majority of them buy plots in different societies for investment purpose,” Ahmad added.

Bahria Town Lahore Sector F - It Seems A Safe And Good Investment

I am receiving emails and queries about Bahria Town Sector F. Friends want to know whether it is approved by DHA or not. What is its legal status. Whether it is a safe and good investment or not. I am sharing my views about all these quires. Almost all the information is already available in my blog posts so it is better to go through following links for understanding the matter more clearly. I am reproducing the links in case you could not manage to find these posts:

As per my information Bahria Town Lahore Sector F is NOT yet approved. Not only Sector F but also Sector D and E are also not approved by LDA and LDA is announcing all these three Sectors (D, E and F) still controversial. It is worth mentioning that despite of being unapproved, Sector D is getting populated rapidly and the rates of its plots are increasing day by day. I do not know why property dealers make people or themselves fool when they keep on saying that it is now approved by LDA. Bahria Town has not yet announced any location for its Sector F. Also its map is not yet out. Without announced location, availability of land and map how can some project get approved. Hope this makes the matter clear about the legality of Bahria Town Lahore Sector F.
Now coming to the point whether it is safe or not. As I have explained it in my above mentioned posts, Bahria Town does not much bother about approving its projects from LDA. These matters are gradually settled down in due course of time. Bahria Town Lahore’s track record shows that these hurdles does not disturb its credibility and functionality.
Previously Bahria Town Sector F was being traded on loss but from yesterdays its Own or profit jumped up to Rs.120,000/= As per my limited information Bahria Town Lahore has sufficient land for its Sector F and its development work is being carried out on full swing.
Nowadays, it is very difficult to find any 10 Marla plot in Bahria Town Lahore in Rs.31 Lac so it is a good deal if we can have one on installments. At present Sector F is the only available option.
In short, in present situation, I would recommend investment in Sector F. The rates will increase significantly if Bahria Town Lahore announces a new Sector (G) in future.

Bahria Town Lahore Sector F Map and its main attractions

Lahore Real Estate has presented Sector F Bahria Town Lahore map on its discussion page.

It seems an unofficial map as official map is supposed to be launched during first week of June 2013. Bahria Town Management is planning to run the ballot of only 1000 plots. But the stakeholders are requesting for an entire ballot.
Bahria Town Sector F map would be announced with following main attractions:

I prefer to get a house bigger than 5 marlas. Schools and basic amenities should be within reach. pls help.

There is nothing wrong with the Electricity Charges. The rates are the same as other places.

There is a very little choice of schools in Bahria so far. Kaisrani sb is the most appropriate person to answer of your queries.

I fully agree that there is nothing wrong in Bahria Town as far as utility billing is concerned. May be many residents have no idea of new billing policy of electricity. It is already imposed by WAPDA and Bahria Town has also done the same recently.
The unit rate of electricity used in peak time (5PM to 9PM) is being charged almost double than the normal time rate. Hope this information will help to save the monthly bills of electricity.


Regarding Bahria Town School Lahore
Friends may differ with me when I say that I am fully satisfied with the standard of school (at least up to primary level). I have seen the standard of schools in UK and Europe but found BTS far more better than those ones. The fee structure for primary school students is around Rs.6,000/= including pick and drop within Bahria Town Lahore. I do not think that we can find any reasonable school in this fee structure any where in Lahore.

We do not have any option of any other school in the area. All other options which are considered better than BTS are at least are on at least 15 KM distance. The fee structure for those schools would be around Rs.18,000/= plus pick and drop expenses and arrangements.

The standard of high school classes still needs special consideration. The new management (Ms Samina - The Director, Saleem Kashmiri - The Principal and Ms Alia - Vice Principal) is working very hard and I have seen significant positive difference during last one year. The latest high school result was also very good.

BUT Bahria Town School is shifting its high classes to Bahria Orchard from next session. Same is the situation with the college. I have visited school building in Bahria Orchard today. This impressive purpose built school building is in finishing stage nowadays. I understand that this strategic decision (which is taken for obvious reason to divert attention to Bahria Orchard) will disturb the residents of Bahria Town.

Lahore Grammar at Johar town is one of the best schools and schools in Pakistan are the best, in my opinion.

Standard of bahria school is quite poor, but there are some good schools outside and the pick and drop facility is there. I would say don't get put off by just the school standard

The session starts in September for which admissions are opened in July/August.
When some one thinks to upgrade the schooling form Bahria Town, generally LGS at Johar Town is considered top priority. Its monthly fees is around Rs.18,000/=

LGS also has its branch in EME but it is not better than Bahria Town as its a LAND MARK project of LGS. LAND MARK schools are opened for normal standards.

Mr Saleem Kashmiri - The present Principal Bahria Town School Lahore has vast experience of administration. He worked forAtichson College 
 as a Head Master, Principal Chand Bagh School, Principal National Grammar School.

Many good schools are in Johar Town. Around dozen of schools are in C Block to Township, college road, link with A, B, C blocks of Johar Town; close to PIA, etc etc.

Brother! it is very bad practice of (almost all) housing projects that they do not deliver as per their promise. Bahria Town is not an exception in this issue. Like you, we are also not aware when will Bahria Management start concentrating on Bahria Education and Medical City Lahore.

The price will only start appreciating when there will be development witnessed in the project.

I feel that Bahria Town will deliver your plots. When? I can not guess about it. Sorry!

Shifting of High School & College Classes from BT Lahore to Bahria Orchids Is not a good idea. This decision will not only deprive the children of residents of BT from a reasonable facility at a reasonable cost but also deprive Bahria of a reasonable revenue. There is not much population in & around Bahria Orchids. Do the Bahria authorities intend to teach Furniture (Students chairs & desks without students) in the class rooms? It is not the building or furniture but the students which make a place school or college.

They just teach BADMASHI to small kids . if you want good education of your kids there are so many other good options available for SCHOOLS. inside school atmosphere is just fun and the Management of LGS just promote FAHASHI AND BEHHAYI in school

I was extremely worried for my kids education as we were in Saudia . Luckily my elder found admission in Cadet college HasanAbdal , now in 130 LC PMA and younger one in 2nd year in Cadet College Hasan Abdal . My house is in EME , had they been in LGS , Beacon House who knows ?
