Where to Invest - Bahria Orchard, Lake City or DHA Multan?



Advice needed


I have an 8 marla plot in LCO-C, Bahria Orchard, Lahore but that is still not on ground plot. Should I wait for possession that is expected next year. Or move to DHA Multan? If I get a bad location plot in DHA Multan, what can be the expected rate for that 1 kanal in DHA Multan?

Faisal Sahib,
If it is only an investment and you can wait for a year or so, I would suggest you to remain with Bahria Orchard.
The location of Block C in Bahria Orchard is superb. You never know what will be the result in DHA Multan after balloting (as you mentioned).
I am not in the position to predict about DHA Multan rate. Other friends may give some idea in this regard.

The opinion of Hussain Kaisrani sb Are golden words for you. I think there is no any further steps you need. Just hold your plotand watch the result. If you will not satisfied then check other one otherwise I personally know that you will gain much more within a year or two. Be patience.

I am biased when comparing Lake City and Orchard so your decision should not be based upon my views. Please wait for more suggestions.

My choice would be Bahria Orchard (specially when you already invested in it).

No doubt about it Lake City have very good potential for investment point of view keep in mind the alternative Raiwind Road and Lahore Ring road will give it more boom in near future but the expenses which faced by a investor to jump to another one is not wise in the game of 50/50.

Faisal, situation in raiwind side is there are 3 or 4 well reputed projects

Lake City
Bahria Orchard
Fazaia Lahore
and DHA Rahbar

one should diversify always but it really doesn't matter as they all are gaining almost give or take

I have bought in all 3 except fizaia yet, couple of plots so not much options here

Dear Faisal sb, I am shocking why you are insisting on lake city again and again, Lake city is far behind Bahria Orchard. There is no comparison between bahria brand and lake city. Lake city is not famous as bahria town. So far my experiences, lake city has no resale value as bahria town has. Bahria town is competing with DHA and has better facilities and security system.I think it is like a suicide to sell bahria orchard c block plot and re-invest in lake city. Bahria Orchard c block is nice location and has a lot of pot
ential in near future. I am fully agree with Hussain Kaisrani sb.

Masjid in each block, Bahria Hospital, Arena Cinema, Bahria Schools and College, Big Commercial, 120ft Express way, a big commercial round about between H and J block, a petrol/conk pump under construction, Bahria Head Office, Telephone Exchange, all amenities are available including 24 hours Electricity and Security etc.

Some people are also holding and crying for BT files since a very long time. People who purchased in Sector C ten years ago were thrown into Orchard. Also BT renders heavy charges in every possible way as extortion money from land owners if they dont construct, much higher than Dha. It is a one man show for sure and the wife of that man publicly spoke on TV that she doesn't trust him because he lies too much, so dear brothers if this man's wife doesn't trust him then how can we trust him? Please have a moment of thought before investing your hard earned money in BT which is by no means considered to be a part of the city.

Bahria and DHA are both f-r-a-u-d-s. I am a victim of Dha Valley. Before anyone says DHA Lahore and DHA Islamabad are different, its the same organization backed by Pakistan Army and headed by a serving brigadier.

Bahria Town and Bahria Orchard - Non Construction time limit, Construction Time Limit and Future Prospects



Dear Experts,



I am an overseas. I will be Thankful if some body can provide the details. I have a plot in Nargis block sector C Bahria Town. I have taken the possession letter and N.O.C for construction in Aug 2015 and started the construction. My possession has already applied by the plot owner from which i purchased the plot. An actual possession of Nargis block announced a long back. Now my question is,in how much time i need to complete the construction to avoid any plenty.I called Bahria Town office and got the different answers.

Dear Siddique Sahib,

It would have been better if Bahria Town Office responses were shared here for general information. You are right that the staff in Bahria Town office is not clear about their official matters.

Secondly, your statement is confusing to me (sorry). If you have already started construction (as your statement suggests) then there is no issue of possession charges in your case. The announced charges are for No Construction Penalty.

In case you have not started construction process then after getting NOC for construction, you had 3 month's grace period to apply for construction process (open file in Bahria Design Wing office and deposit fee for map approval etc).

If you had already started construction but not completed the construction (obviously you can not complete a 10 Marla house construction within three months) and worried about non completing penalty then there is nothing to worry about as you still have around 8 months' time with you.

I received the NOC in Aug 2015 and already started the construction ( 10 Marla ) My concern is that in how much times i need to finish the construction to avoid non- construction plenty because i would like to do it on stages as per my budget.

@ Mr Siddique, Thanks brother.
As mentioned by 'arsl', you have 18 months' time to complete the construction work.
But keep in contact with Bahria Design Wing department as Bahria Town management may change this time limit any time.
If it is not possible for you to complete the construction in provided time period, please contact Bahria Design Wing when a month or so is left. They do have some other options to adopt to avoid penalty in this regard.
Though I am a rational person but would like to share with you my elder's belief on the issue.
BAITI KI SHADI AUR GHAR KI CONSTRUCTION PAR KAAM SHORO KARNA BANDEY KA KAAM HAI US KEY ASBAB ALLAH BANA HI DAITA HAI.

Please plan to complete the construction work within given time frame. I wish and pray that Allah will help you in providing the required resources for it.

I have nothing new about Bahria Orchard to share with you. Bahria Orchard (my favourite blocks are Overseas Blocks and C, D) on ground plots have high potential as it is still under priced. The growth time for almost all housing projects on Raiwind Road area has started now. In my opinion high gain in Bahria Orchard on ground investments is expected in near future.

Please go through following link which was written in June this year.

  1. The rates have significantly gone up during these six months.
  2. Bahria Town offered possession in three blocks.
  3. Balloting of 300 Awami Villas apartments is also done in October.

Bahria Town Management offered possession of its three Blocks (G, H, J) in Bahria Orchard, Lahore.
Earlier to this, balloting of Awami Villas (300 only) was held in October this year.
The information is not announced by Bahria Town officially.

A few days back I read a post by you about by laws that two houses should have adjacent gates, but what if one house has already been constructed other way according to map approved by cantt. board and soceity. At that time no house was near that house. Waiting for your expert opinion.

It does not matter whether some houses are constructed in the street or not. The map approving authority is always clear about gates position of each house. Rather it is decided when town planning is finalized.
One can easily check it even if no house is constructed but plot demarcation is made or map is available.
Both the corner plots / houses will have separate gates and all other plots would be having adjacent gates.
Hope it will give you some idea for understanding the matter.

No Change Expected in Proposed Route of Lahore Ring Road’s Southern Loop (Zain Nadeem)

A number of people, especially those with stakes in Fazaia Housing Scheme Phase I, Bahria Town, Khayaban-e-Amin, Lake City and NFC Phase II and other societies along the proposed route of Lahore Ring Road (LRR)’s southern loop, are in a state of confusion since they are unsure about the route and are worried about their properties.
With that in mind, I got in touch with the Lahore Ring Road Authority (LRRA) to find out their plans about the development in question. Amid other rumours, a major rumour currently flying about in the market is that the authority will change the proposed route, which is some 30.4 kilometres long. However, what I heard directly from the horse’s mouth, if you will, indicates that the rumour holds no water.
According to the LRRA officials I spoke to, the authority does not plan to change the route at all. This clearly means that the southern loop of Lahore Ring Road will still pass through Fazaia Housing Scheme Phase I and Bahria Town.
According to a news source, Punjab Chief Minister Mr Shahbaz Sharif has also approved the southern loop and has dropped all the proposals for building it along Hudiara Drain, which is further proof of the fact that the previous plan will most likely remain unchanged.
One of our team members visited LRRA’s office to get the official map of LRR’s southern loop, and I am sharing with you all the map that was provided to him by LRRA officials.

Lahore Ring Road Impact on Bahria Town Lahore – The Good and the Bad (Abu Bakar Hijazi)




Bahria Town Lahore is one of the city’s most popular and modern housing societies, but the initiation of work on the southern loop of Lahore Ring Road (LRR) has created a bit of restlessness among the landowners and property investors in this unique suburban locality, since it is expected that LRR will cut through it. These people are keen to know the benefits and/or disadvantages of LRR passing through Bahria Town, so let’s discuss them here.

Advantages
What is the main reason why many people don’t like the idea of living or investing in Bahria Town Lahore? It is, of course, the project’s distance from the city’s central locations. Bahria Town Lahore is located 15 kilometers from Kalma Chowk and this is the main reason why many people do not consider it the ideal place to live or invest in.
With LRR passing through Bahria Town, the distance issue will be resolved. Via LRR, the residents of Bahria Town will have all major locations of the city within easy reach. As and when the southern loop of LLR is completed, Allama Iqbal International Airport and DHA Lahore will be just 15 and 10 minutes away from Bahia Town respectively, while other major areas such as Ferozepur Road, Mall Road and Gulberg will also become more approachable from the society.
Disadvantages
Per the information I have come across, LRR’s route through Bahria Town will bring it close to the Grand Jamia Masjid of Sector C. If this route is finalised, Iqbal Block, Rafi Block, Jinnah Block (a small area only), E Block and Overseas Block Extension in Bahria Town Lahore will be directly affected.
Property possession in all of the above-mentioned blocks is available and many landowners have already started construction. Along with residential plots, some commercial plots in Sector E will also see the negative effects of LRR. The plots that might fall within LRR’s proposed route and right of way are located on both sides of the circular highway in E Block, and to the best of my knowledge they are plots number 01 to 24, 59 to 106, 149 to 172 on one side and plots number 01 to 16 and 47 to 81 on the other side. However, please let me point out that this is unconfirmed, and only the Bahria Town management can tell you with certainty exactly which properties will fall under LRR’s final route.
The owners of these plots are likely to be troubled if their properties are taken up by LRR, because one of two things will happen: Bahria Town’s management will offer them compensation, or the government will pay them per the market rate.
The Deputy Commissioner (DC) rate of these plots is PKR 200,000 per marla. According to some unofficial news sources, the CEO of Bahria Town has announced that Bahria Town will pay the market rates of these properties to owners or adjust their properties in other blocks. Sadly though, the market rates of these plots are dropping, for obvious reasons.
I have also heard that the Bahria Town management is not willing to allow an overhead bridge for LRR since it would compromise the peace and security that Bahria Town is known for. In the absence of an LRR overhead bridge in Sector E, it would become very difficult for people to move between Sectors E and F, since LRR necessarily has to be signal-free. Because of mobility and accessibility issues, investment in these blocks will also decrease, which will cause their value to depreciate further.
Conclusion
In my opinion, the disadvantages of Lahore Ring Road for Bahria Town far outweigh any positives, but the Bahria Town management seems to be busy tending to other matters. Mr Malik Riaz needs to understand that the investors who trust his vision and strength to handle such issues are waiting for him to do something to protect people’s life savings.

No load shedding in Bahria Town - Can it DHA will follow example



I recently visited Bahria Town, Lahore and was happy to know that there is no load shedding there which is a big relief for the residents and visitors. I am interested to know whether Bahria Town has set up it's own power generating plant or it is buying electricity from one of Independent Power Plants set up in our country. I believe other big Residential Socities like DHA will follow Bahria Town example in future if load shedding continues in the country.

bahria bribe and steal which dha does not. More over you can give stollen electricity to few hundred houses but dha has tens or thousands of houses.

Visitor,it can't be true and is unbelievable what you wrote about 
Bahria stealing electricity. I think Bahria has either set up it's own power generating plant or it is buying electricity from one or more of IPPs and this possibilities should be looked into by DHA and other big Residential Societies to save residents from load shedding which getting worst ever year.

In the start (2005-2006) 
Bahria Town Lahore started charging flat rate of Rs.7 per unit and then increased the rates to Rs.9 per unit and provided generator back up during load shedding hours. The quality of power through generators was not satisfactory as tripping was very common. Now Bahria Town Lahore has its own dedicated grid station which provides electricity without any problem.


I appreciate Bahria Town Lahore for managing the quality life for its members.

hamari piari qaum bohat hi bholi hai. the generators are just show pieces & cannot take the load of full bt. the grid is hooked to same system as other public system. but due to bribe to proper authorities it is always fed with mws needed for 
bahria.

that is defined as stealing by paying rishwat to the corrupt authorities, politicians & most corrupt media to keep them quite on such issues. the issue came up in some sections of media some time back but after taking their 'fee' they kept quite. they are all fed very well by malik riaz.

hamari bholi quam issi liay sab dunia se peeche hai. someone shud think whether the namaz in the stolen electricity light in bt is halal or haram. it is very funny. just keep quite & hush up.

Bahria cannot produce electricity on its own. Power generation units are installed at the dams which produce electricity from water, then WAPDA or PEPCO or other companies distribute. Nuclear power and wind power are not widely used in Pakistan. Bahria definitely does not have nuclear or wind power generation units. Then how come bahria produce electricity? Of course, it seems Bahria bribe power companies (Wapda, PEPCO etc.) malik riaz must have high links with politicians and then corrupt bureaucracy is always ready to get sale. No thoughts that one day a man will die and have to answer to ALLAH.

It is a fact that Bahria Town Lahore is load shedding free housing project. We used to face electricity problems in the past even though Bahria Town (specially for Safari Villas) Lahore has arrangements of heavy duty generators. As Amir has rightly said that these generators were not helpful in 2006 though Bahria Town Lahore was not much populated in those days.
Bahria Town was given electricity as per village quota and the situation went worst in the summer. We had a meeting with Malik Riaz Hussain Sahib, Chairman Bahria Town for resolving the electricity issue as we were paying higher rates and were not getting proper voltage of electricity. He promised to solve the issue of electricity and its rate within six months.
Bahria Town Lahore managed to have its grid station on such a place where two different high transmission lines are passing through. I am not a technical person but have been told that Bahria Town is taking the advantage of these two main lines. The rates of electricity in Bahria Town are now on normal level. The detail of our meeting with Malik Sahib and electricity rates was also provided on this page.
I am not aware of any bribe being paid by Bahria Town but if only bribe could solve the problem then why it did not help in the start. Once Malik Sahib himself told us that Bahria Town has made a deal with WAPDA that it will pay lump sump amount of electricity usage recorded on grid meter. WAPDA will not suffer for any electricity theft or line losses. Also WAPDA does not need to appoint any staff in Bahria Town other than grid station. It is also a great advantage and saving for WAPDA. And it should also be kept in mind that Bahria Town paid all the cost of installing grid station.

so that is the truth; a grid station taking electricity from two main lines without bribe of course because bahria town residents are preferred citizens of pakistan. right? while other minor citizens of pakistan and industries have to suffer from 16 to 20 hours loadsheding & they cannot take same advantage given to grid serving them. that is only because malik riaz knows the karishma of money. all these beuarucrates, politicians, including zardari & shahbaz sharif are in his pocket. all of them get 'gifts' from him & travel in his air planes. even the chief justice of this country is helpless against him because malik riaz can buy 'other judges'. all from patwari to president is in his pocket.

but this is temporary. when the things turn around malik riaz will either flee the country or will be jailed & these preferred citizens of bahria will also enjoy the equal opportunity loadshedding.

I will even respect your right of opinion even if it is against me. The reason why our nation is lagging behind is not "Bholi Bhali" but the negative thinking. If we see somebody/entity doing well then because of our -ve mindset we try to find out something wrong in it. When I see somebody doing well I appreciate and try to learn how he is doing a particular thing so good. The same I inculcate in the head of my son daily at night as bed time story and I do ask him what positive thing he has learnt today. As a result He (age 12)does stock exchange trading, deals in prize bonds and always stands either first or second in his class and also know driving and computer more than me. Because, I have only exposed him to positive things which he applies in his daily life. I don't think so bahria mgt is bribing anyone because it is pretty evident and advertised they are trying to provide and maintain load shedding free society. I believe instead of criticizing BT, we should take it as learning and be implemented in other places. At least some one is doing something noticeable.

the point here is very simple. no one is arguing the +ves of bahria town. the only argument here is there is absolutely no provision in the load shedding management that allows u to 'legally' pay extra & get power all the time through public resources or public pool of resources. if bahria backup is not supported by their generators as mentioned by Mr Hussain Kaisrani & they r taking 24 hours power supply out of public resources/pool which is meant to be equally used for all areas, then that is 100% supported by corruption & illegal under the table arrangements.

please keep in mind many patients die in public and private hospitals each day during the load shedding. some times essential surgeries r performed under lights of mobile phones, if during loadshedding the backup generator also goes down.

this hush up and keep quite thing is the very basis of our unjust system. its got nothing to do with thinking +ve or -ve.

in our country if somewhere people r waiting in a queue for hours & someone with links, sifarish or rishwat bypasses the line usually most of the people waiting in the queue for hours (think +ve), just keep quite & accept it as a norm. that mindset is the real problem here. in developed countries people will scare the shit out of officials doing or allowing this unjust act. we are where we are, because of our complacent mindset not because we think -ve.

Gents I am an electrical engineer myself, I would like to add the following;
1- that grid station is not a genrator this where WAPDA conrols on/off electricity for load shedding. BT bribes the grid station staff and then no load shedding. In the previous months when there was a strict rule and shortage was huge in BT Pindi there was a load shedding.

2- BT has no right to charge extra from the residents every month for electricity since it is not paying more rather buying electricilty at bulk at cheaper price. They are not adding any value or service.

Anyways this known to everybody there and people are paying it, Therefore it is a fact of life. If I do not want to become part of this theft should not deal with BT as simple as that.

@ Noble, KSA... u r right that Grid station does not produce electricity. Everyone in this thread is talking about Grid Station... Grid Station... Excuse me, Grid Station does not produce electricity. As I said before, electricity is ONLY produce at the dams not Grid Station, then wapda or Pepco then distribute that electricity. Grid station reduce the high voltage (thousand of voltage) to low voltage (so that your TV and AC can work) - no electricity production.

Keeping in view the price of plot and future prospects, I would suggest
Sector C Bahria Town Lahore is the best option. Overseas Enclave A is also fine if the price is not higher than Sector C plot but the location should be close to Sector C instead of Executive Lodges.

The construction activity is on full swing in starting blocks of Sector C. You or your family can better decide where will you be comfortable to live. Thanks.

@stn, anwar ahmed Sahib has rightly put the names of block. Blocks are not much important but it is the location of plot within the block which matters. A plot in
Gulbahar Block may not be good for living but a plot in Janiper block close to main mosque area may become more better. When you are constructing your home on one kanal then you should visit the area at least thrice in different timings. One of these visit should be at night. It will help you to make better and final decision.

Malik Riaz Hussain, The Chairman Bahria Town

Malik Riaz is a name who has come up really well. Entrepreneurship has itself found new meanings in the personality of Malik Riaz Hussain.

He attributes his success to his hard work and faith in Allah. He recalls his friend who gave him money for investment and advised him to set aside 2.5% from the profit and to disburse the amount as charity. He adhered to that and believes that one cannot imagine how much he gets in return by giving in Allah’s name.

It's easy to forget about political assassinations, fears of loose nukes and the specter of Islamic militancy from a bench in Hill Park. "These are changing times for Pakistan," says Salman Ahmed Khan, the development's director of marketing and operations, whose main job is to court prospective buyers away from Dubai and to Bahria Town. "Pakistanis are traveling, they're seeing nice things abroad and we want to provide that for them at home."

This unlikely playground for wealthy Muslims is the vision of Khan's boss and father-in-law, Malik Riaz Hussain, a 59-year-old billionaire Pakistani contractor. Set between the capital Islamabad and its sister city Rawalpindi, Bahria Town is the "masterpiece" of his 40-year career, a $6 billion project he has funded solo to avoid having to deal with outside investors. The nine phases: too vast to fully appreciate without standing on one of the plateaus that overlook them, will one day mesh together into a planned residential city for 1 million people. The project broke ground in 1996, and already, many of the 50,000 luxury properties in the development are owned by wealthy Pakistan expatriates who swooped into Bahria Town after 9/11 to buy second homes amid fears they would be driven out of places like London, New York and Los Angeles. Equally important was the security and serenity that Bahria Town provides, which drew Pakistan expats and a smattering of wealthy Arab Muslims away from places like Dubai.

The complex offers amenities (24-hour armed security, schools, hospitals, a fire department, retail shopping, restaurants and entertainment centers) that go above and beyond those in many of the gated communities that have become so popular in countries from the United States to Brazil. Given the nation's security issues, it's especially easy to understand why the rich here want to cloister themselves. Rival Pakistani developers, including one owned by the military, have begun copying Malik Riaz's vision, constructing their own gated communities in the suburbs of major Pakistani cities such as Karachi. He himself is developing a second such site in Lahore, where former Prime Minister Nawaz Sharif already lives in a gated community called Model Town.

Malik Riaz's original inspiration for the mega-community came from the pre-planned town of Reston, Virginia; just outside Washington, D.C. Materials and design inspiration have been imported from everywhere. In the center of roundabouts sit giant Spanish fountains costing $500,000 a pop; the main streets are lined with palm trees brought in from Thailand; grass for the local golf course comes from the U.S. state of Georgia; the education expert for the 1,100-acre university being built is from Seattle. "When I see America, when I see Britain, when I see Turkey, when I see Malaysia," Malik Riaz says, "the only thing I think is, 'Why not Pakistan?' "
This is Malik Riaz's key notion—that Bahria Town is a world away from Taliban and Qaeda militants, the assassination of Benazir Bhutto and weekly suicide bombings. "This is the real Pakistan," he believes.
Bahria Town has retired Army officers as security advisers and former foot soldiers on its police force. And independent power supply and private street cleaners also save residents from maddening daily electricity shortages in cities like Islamabad and garbage fouling the streets.

Familiar with Re-invention:
Malik Riaz is familiar with reinvention. Although born into a wealthy family, his father's contracting business collapsed, and he was forced at the age of 19 to start his career as a lowly clerk in Islamabad. He remembers vividly, three years later, having to sell some family silverware just to buy medicine for his sick 2-year-old daughter. "I've never forgotten being poor," Malik Riaz says, pointing out that Bahria Town also includes thousands of low-cost prefabricated houses. Still, there's no missing the fact that his dream city is mainly for upper-class Pakistanis who "want the good things in life," says Khan, the marketing manager.

Malik Riaz says Bhutto's death has only increased his motivation to push forward his groundbreaking development projects. He claims that Pakistan's instability has not affected sales at Bahria Town. Pakistani economists like Qaisar Bengali aren't so sure: "There are many housing schemes stuck in the middle because real-estate prices have dropped in the last year or so." Nonetheless, Malik Riaz says he's optimistic about the future.
Malik Riaz himself maintains close ties to the military establishment; his early business success was due in large part to construction contracts with the Pakistan Navy. ("Bahria" is Urdu for "naval.")
But he and others hope the country is at a turning point—one that will fuel private projects like Bahria Town. Pakistan certainly has no shortage of natural resources or cheap labor; now that elections are settled, economists believe FDI will flow back into the country. Investors from the Middle East (including regional giant Damac, based in Dubai) have already been knocking on Malik Riaz's door, looking to put money in joint ventures here. With the return of civilian government and the removal of the shackles of stringent, military-led development, Malik Riaz is free to ponder his next megaproject: digging a traffic tunnel through the Margalla Hills on the northern outskirts of Islamabad, and putting up a new bedroom residential community in the valley on the other side. If he builds it, says the developer confidently, foreign investors will come.
